Roles and Responsibilities
Wildflower is seeking an exceptional candidate to hire as an Associate / Investments.
Asset Management
· Maintain intimate knowledge of and strategy for the existing and growing portfolio, reporting to the SVP / Investments
· Track key dates and performance metrics on a deal-by-deal basis; including loan maturities, rate cap expirations, reporting deadlines, guarantor releases
· Maintain and update portfolio financial models including running ad hoc analyses.
· Oversee draw package processing (with internal and external stakeholders) and reporting as well as budget management
· Oversee portfolio compliance, including with regard to JV partners, lenders, guarantors and tax incentive programs
· Lead capital call and distribution analyses and calculations related to ongoing projects and capital events, experience with Juniper Square a plus
· Maintain development and operating budgets, in partnership with internal teams, and take responsibility for quarterly and annual budget updates
· Manage portfolio insurance policies, real estate tax payment and abatement and tax commission filings
· Field ad hoc investor relationships questions, oversee Juniper Square and CrowdStreet investment portals
· Work alongside finance team on cost segregation process
· Address questions regarding key documentation including JV agreements, loan agreement, leases, development and project management agreements
· Lead regular leasing update calls
Acquisitions
· Lead financial modeling and presentation preparation for new investments, with the ability to formulate and express opinions on the merits of new opportunities
· Lead due diligence collection and review
· Assist and participate in closing activities and review of purchase agreements, JV agreements, loan agreements and dispositions
· Obtain insurance and real estate tax estimates from third party vendors
· Obtain market intel and comp data to support new investments
· Meet with new and existing investors
· Conduct site tours alongside internal teams
Required Skills
· Minimum of 3-7 years experience
· Strong communication skills
· Knowledgeable about real estate, transactional dealings, marketing, negotiating
· Highly proficient in Excel
· Self-motivated and entrepreneurial
· Independent thinker and problem solver
· Detail-oriented, organized, strong communication skills, pro-active, and a team player
The position will be based in Manhattan.
Start Date: Immediate
Compensation: Competitive Salary plus Bonus
