Overview:
We are seeking an experienced Construction Project Manager to oversee and manage the successful execution of construction projects from start to finish. The ideal candidate will serve as the main point of contact for all project stakeholders, ensuring that projects are completed on time, within budget, and to the highest quality standards.
Key Responsibilities:
- Collaborate with field management to develop job-specific safety plans and ensure compliance throughout the project.
- Serve as the primary liaison with the Owner, Engineer, and Architect, maintaining open communication and addressing any concerns.
- Develop staging, logistics, and phasing plans in coordination with field management.
- Oversee project startup, including obtaining necessary permits, licenses, and job site mobilization.
- Organize and lead subcontractor pre-mobilization/startup meetings.
- Work with Pre-Construction and Field Supervision teams to implement contract deliverables, quality testing, and reporting requirements.
- Issue and manage subcontracts and purchase orders.
- Assist in creating and updating the overall project schedule and lead regular job schedule meetings.
- Establish and monitor project quality control measures with field management.
- Conduct regular safety surveys with the project superintendent.
- Manage the submission process for project documentation and ensure timely reviews.
- Establish project billing and payment requirements with the owner.
- Develop and manage change orders for the owner, subcontractors, and purchase orders.
- Review and approve material and equipment invoices according to the project budget.
- Prepare and submit payment requests.
- Monitor projections, labor reports, safety documents, and schedules on a monthly basis.
- Evaluate and estimate project contract changes and coordinate adjustments as needed.
- Coordinate with city and state agencies for project inspections and reviews.
- Create and present monthly financial projections to management.
- Manage the project close-out process, including documentation, final reporting, and accounting.
Requirements:
- Bachelor’s degree in construction, engineering, or a related field (preferred).
- Minimum of 5 years of experience in construction project management.
- Proven ability to manage multiple projects simultaneously.
- Proficiency in software programs such as Procore, MS Office, Box, Bluebeam, and PDF viewers.
- Strong oral communication and interpersonal skills.
- Effective conflict resolution skills with a history of successfully resolving disputes.
- Exceptional organizational skills with the ability to multitask efficiently.
