PROPERTY ACQUISITION MANAGER JOB DESCRIPTION
SUMMARY: The Property Acquisition Manager’s foremost responsibilities are landowner outreach and engagement; deal negotiation; contract drafting; and closing deals. The Property Acquisition Manager serves as NSF’s relationship manager with all landowners until closing as well as assists with land-related requirements (e.g., escrow, title, insurance, and easements) throughout the broader development lifecycle.

Pay Range: $85,000-$120,000 (Pay information will vary depending upon relevant experience for the position)

KEY RESPONSIBILITIES:
- Work with the Origination Team to draft, and individually take responsibility for ensuring the precise language of, LOIs. Find accurate contact information for landowners and verify that LOIs are delivered by mail or get into landowner hands by other means.
- Initiate meaningful and productive conversations with landowners. Prioritize face-to-face meetings. Create strong relationships.
- Assess landowner sensitivities and priorities (e.g., price thresholds, carveout wishes, existing farm leases, due diligence period). Negotiate accordingly. According to landowner preference, either (i) reach agreement in principle and subsequently draft contract accordingly or (ii) draft contract as an offer.
- Draft all purchase contracts. Accuracy and precision in drafting language is paramount. A key KPI for the Property Acquisition Manager will be number of purchase contracts that are executed each month; as of January 1, 2022, this KPI is one executed purchase contract per month.
- Manage and instruct Norbut Solar’s external realtor. Draft all offers for listed land; get approval and signature of Norbut Solar’s owner for listed properties; interface with approval and signature of Norbut Solar’s external realtor for document transfer and Seller feedback.
- Hold full responsibility for Appendix H and J, including drafting documents, securing landowner signatures, and providing signed documents to the Project Manager. Prioritize Appendix H in early-stage landowner interactions.
- Assist on post-contract, land-related development requirements, including but not limited to: negotiating deposit escrow agreements and funding escrow accounts, fulfilling new project insurance requirements, creating SPEs, generating title reports, and curing title exceptions.
- Work with Norbut Solar’s VP and Project Manager to determine 3rd party easement requirements. Subsequently negotiate and agree all necessary easements with 3rd parties.
- Take ownership of land-related document control, document storage, and document transmittal.
- Performs other related duties as assigned.
KNOWLEDGE/SKILLS/EDUCATION:
- A bachelor's degree in business or a related field of study.
- Ability to develop land acquisition methods and plans.
- Oversee all aspects of land acquisition projects.
- Ability to multitask several projects at a particular time and highly organized.
- Actively seek potential land acquisition opportunities and provide consultation for clients.
- Design work plans for developers and clients, estimating budgets and costs analysis associated with developing land areas.
- Communicate at meetings and conferences and provide annual objective reports.
- Continuously update skills to seek new methods and remain current in the field.
MINIMUM EXPERIENCE:
- 5+ years of experience as a real estate specialist in real estate acquisitions, land acquisition, or real estate sales is highly desired.
