Full-Time W2 Role
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Prepares detailed estimates for all design stages: Conceptual, Schematic Design, Design Development, and Construction Documents.
- As lead estimator, manages the estimating team in the assembly and submission of bids to clients.
- Analyzes drawings and specifications to determine estimated costs.
- Develops bid packages including, but not limited to, front end documents, scopes of work, bid breakdown forms, site logistics, project schedule, etc. with input from operations.
- Manages the estimating team in the solicitation of bids to subcontractors and material suppliers.
- Develops subcontractor bid list and manages the estimating team to ensure adequate bid coverage for each trade.
- Review requirements of Requests for Proposals (RFP’s) and delegate responsibilities to team.
- Prepare bid calendar and ensure timely completion of estimates.
- Develops and maintain subcontractor relationships.
- Seeks and qualifies new subcontractors.
- Prepares clear, properly formatted Bid Leveling Worksheets for each trade.
- Inspect project site prior to estimating. Verify plan versus site conditions and determine potential problems.
- Communicates with subcontractors on key issues including scopes of work, project schedule, addenda, and other bid information.
- Manages estimating team to ensure clear and concise flow of information and documentation throughout the bid process.
- Develops and manages request for Information and addenda issued during the bid process.
- Performs quantity take-offs of construction documents.
- Identify critical materials with long lead times that could cause delay.
- Maintain competitive bid history for statistical bidding.
- Consult with clients, architects, subcontractors, and material suppliers to formulate estimates, effect cost reductions (i.e. value engineering), and resolve issues.
- Develops detailed qualifications and clarifications summary with input from operations.
- Work with operations team throughout the preconstruction process in reviewing plans and specifications for constructability issues.
- Inform immediate supervisor of any observed inaccuracies or omissions in quoted items or computer database.
- Assists marketing in preparation of final bid proposal documents.
- Develop with Vice President and Marketing Director a strategy for budget and cost presentation to owner.
- Develop and maintain resource information on products, vendors, subcontractors, government requirements, etc.
- Present and review project estimates with clients, designers, and operations teams.
- Conduct job evaluation on each completed job.
- Conduct project turnover meetings with project management teams for awarded projects.
- Uphold the highest standard of quality for all estimating operations.
- Volume Level: $4M - $10M
EDUCATION AND EXPERIENCE REQUIREMENTS:
- Minimum of 5 years’ related experience required.
- High School Diploma or General Education Degree (GED) required.
- Bachelor’s degree in Construction Management, Business Administration or Civil Engineering preferred.
- Proficient knowledge of Microsoft Office, On-Screen Takeoff, Bluebeam, and Timberline estimating required.
- Reliable transportation and a valid, Florida Driver License required
PHYSICAL DEMANDS:
- Ability to sit with back at a 90-degree angle for up to 8 hours per day.
- Ability to look at a computer for up to 8 hours per day.
- Full dexterity of wrists and fingers required with repetitive motions.
- Ability to occasionally lift, push, pull or carry up to 30 pounds.
- Ability to regularly lift, push, pull or carry up to 10 pounds.
- Ability to navigate a construction site including uneven walkways, crawl spaces, etc.
- Ability to occasionally lift files, open filing cabinets and bend or stand on a stool as necessary.
