The On-Site Project Manager will work at a specified project construction site as a Project Management representative for the design team staff to facilitate information flow from the construction team to the design team including:
- Providing on-site representation to facilitate information exchange and timely responses.
- Removing roadblocks in the RFI, Submittal and change management processes.
- Establishing clear lines of communication.
- Facilitating collaborative efforts to prioritize Project deliverables in support of the construction schedule.
- Facilitating the coordination of Site Walks by Design Team, including follow up and QA/QC of Design Team Site Observation Reporting Process and outputs.
- Improve administrative processes to support Project needs, while maintaining consistency with Owner's program.
Provide full-time on-site representation for the Firm and coordinate the Firm's and its Consultants' construction phase services. Full-time service is defined as: being at the Project site for one full business week followed by a partial week (three days). This allows site staff personnel time to commute back to home office location and coordinate with the design team. The final schedule may be adjusted slightly to accommodate holidays and other events at the home office location with prior written agreement between parties.
* Facilitate resolution of design and engineering issues
Provide general field review and observations of the ongoing construction progress.
- * Participate in and support a variety of design revisions to be executed by the design team: o Provide oversight, coordination and review to ensure timing of revisions aligning with field conditions. o Coordinate with Design Team Project Manager for attendance at Change Order review meetings with site construction team
- Participate in Submittal process, request for Information ("RFI") process, quality assurance/quality control ("QA/QC") observations, and code compliance review process.
- Working in conjunction with Owner and Contractor, coordinate and prioritize Submittal reviews and RFI responses in support of the overall construction schedule.
- Coordinate with Contractor to escalate issues through the RFI process.
- Participate in Site Observation Walks and required process.
- Attend and participate in meetings during the construction phase and coordinate the attendance of other representatives of the Design Team as appropriate for such meetings. Construction phase meetings include, without limitation: All scheduled Owner-Architect-Engineer-Contractor (OAEC) meetings. Weekly Design Team Meetings, Weekly change management meetings, Weekly Owner design review meetings, Weekly Contractor construction progress meetings. Punchlist and Project close out meetings. RFI review meetings. Submittal review meetings. Daily/weekly commissioning meetings.
Facilitate communication of ongoing lessons learned, design improvements, and other information flow from the construction group back to the design team members through weekly updates.
- Support Owner team in root cause analysis (RCA) and communicate site conditions, observations and other information required for RCA to the design team to develop recommendations for resolving incidents.
- Advise the design team and Client teams on construction progress through weekly updates.
Ideal Candidate
- Proclivity for catching the error and enacting appropriate changes.
- Experience working on large-scale design and construction projects is highly desirable.
- Experience working on highly technical design and construction projects such as Mission Critical, Cleanroom, or Manufacturing projects is highly desirable.
- Data Center experience preferred.
Requirements:
- Demonstrated experience as a self-directed, pro-active, and highly motivated team leader.
- Strong interpersonal and customer service skills and demonstrated ability to communicate with internal and external business partners at all levels.
- Solid knowledge of codes, standards, and construction/engineering processes.
- Minimum of five years of direct experience working with an architectural firm or consulting engineering firm with significant experience in the field with review and oversight of construction administration duties.
- Proficiency with Microsoft Office Suite, Adobe Acrobat, Revit, AutoCAD, Bluebeam, SharePoint, and Procore.
- Bachelor's degree in Engineering, Architecture or equivalent combination of work experience and relevant education.
