Macdonald & Co. is partnered with a Nashville-based commercial real estate firm, in order to appoint a 'Director of Property Management', who will oversee the group's commercial real estate retail portfolio of assets.
Position Overview:
We are seeking a talented and experienced Director of Property Management to join our leadership team, overseeing a portfolio of commercial properties. The ideal candidate will bring a strong financial background, some construction experience, and a proven ability to manage property operations and teams effectively.
This individual will collaborate with the Controller on financial reporting, lead the property management team, and ensure the optimal performance of commercial properties.
Proficiency in Yardi software is essential.
Key Responsibilities:
1. Financial Management:
- Develop and manage annual budgets, forecasts, financial reports, and year-end CAM reconciliations for the property portfolio.
- Monitor income and expenses, analyze variances, and recommend cost-saving initiatives when appropriate.
- Oversee timely and accurate rent collection, invoicing, and vendor payments.
- Conduct ongoing financial analysis to ensure the financial health of each property, offering strategic recommendations to enhance performance.
- Prepare monthly financial statements for management entities.
2. Property Operations:
- Lead daily operations, including regular property inspections, coordinating maintenance activities, and managing vendor relationships.
- Collaborate with maintenance staff and contractors to ensure all repairs and maintenance projects are completed on time and within budget.
- Perform routine inspections to maintain high standards of safety, regulatory compliance, and overall property condition.
- Supervise and support the property management team, ensuring effective performance and growth.
3. Administrative Management:
- Maintain accurate and up-to-date property management records, files, and databases.
- Prepare and review lease agreements, rental contracts, and other documentation as needed.
- Assist with organizing internal meetings, setting agendas, and documenting meeting outcomes.
Qualifications:
- Bachelor’s degree in Business Administration, Finance, Real Estate, or a related field.
- A minimum of 5 years of experience in commercial property management or a related role.
- Proven financial acumen with experience in budget preparation, financial analysis, and reporting.
- Strong communication and interpersonal skills with the ability to effectively interact with tenants, vendors, and colleagues at all levels.
- Expertise in Yardi property management software and advanced proficiency in Microsoft Excel.
- Highly organized and detail-oriented with strong multitasking abilities.
- A self-starter with the ability to work both independently and collaboratively in a fast-paced environment.
Preferred Qualifications:
- Professional certifications such as Certified Property Manager (CPM) or Real Property Administrator (RPA).
- Experience with construction project management or tenant improvement oversight.
