Position Overview: The Estimator will be responsible for accurately estimating the cost of projects. This role involves analyzing project plans, specifications, and related documents to determine the overall costs, including materials, labor, and time. The Estimator will work closely with project managers, clients, and subcontractors to ensure estimates are comprehensive and competitive.
Key Responsibilities:
- Review project plans, specifications, and related documents to prepare accurate cost estimates.
- Analyze and evaluate subcontractor and supplier bids to determine the most cost-effective options.
- Prepare detailed quantity takeoffs for materials, labor, and equipment required for each project.
- Develop the basis of estimate at a level of detail appropriate to the size and complexity of the project.
- Coordinate estimate reviews with the appropriate project team members including but not limited to Business Development, Project Management, and Operations.
- Evaluate and recommend all allowance categories, including design allowance, construction allowance, escalation, and contingency as required to represent the final budget of the project.
- Track historical costs with appropriate benchmarking data to support future project estimates and funding requests.
- Analyze quotes and make comparisons from subcontractors and suppliers.
- Develop and maintain standard material and labor units.
- Evaluate the feasibility of multiple options in the planning phase of the project.
- Provide and present estimates of costs and pricing of varied types of construction methods and projects to various audiences.
- Actively solicit and encourage subcontractors and suppliers to price our work competitively.
- Obtain confirmation of subcontractor/supplier quotations.
- Identify opportunities for value engineering and cost-saving measures without compromising quality.
Knowledge, Skills, and Abilities:
- Ability to read, interpret, perform take-offs, and evaluate drawings and specs.
- Knowledge of construction processes, sequencing, scheduling durations, and codes.
- Excellent verbal, written, negotiation, conflict resolution, and relationship-building skills.
- Ability to work independently and as a team member with minimal supervision.
- Ability to adapt to change in the workplace.
- Must be able to multi-task on multiple projects concurrently.
- Bilingual (English & Spanish) preferred.
Education and Work Experience:
- Bachelor’s degree in Construction Management, Engineering, or related work experience.
- 3+ years full-time commercial and/or multi-family construction estimating for projects $1M - $20M.
- 5+ years negotiating pricing, scopes, materials, etc.
- Exceptional Microsoft Office Suite skills, especially Excel.
- Bluebeam experience preferred.
- Exceptional math and computational skills.
