About the Opportunity
Our client is a family-owned Developer/Operator/Management company and seeks a dynamic leasing agent to oversee a large, luxury rental project in prime Long Island City. The Leasing Agent must greet, qualify, and show prospective tenants the property while building value and differentiating the community. The Leasing Agent will also prepare lease packages, track inventory, and generate traffic and comp reports while meeting monthly and quarterly goals. These goals include but are not limited to effectively maximizing occupancy levels, profit levels, and property values.
Role and Responsibilities
- Prepare and process application documents and all lease agreements for current and prospective residents
- Conduct presentations of the building and show apartments to prospective residents
- Assist prospective residents with the application process
- Conduct lease signing and ensure the accuracy of all lease documents
- Track inventory, manages the rate of absorption through proper pricing, and seasonal adjustments to the market in both upward and downward cycles. Understand the current rental market and set vacancy and renewal rents
- Maintain optimal renewal rate through administering renewal leases
- Track traffic sources and making necessary adjustments to ensure best use of advertising dollars
- Analyze leasing efforts based on the market, competition, seasonal volume, traffic & conversion rates and agent productivity and make effective recommendations to upper management
- Conduct regular inspections of vacant units and common areas
- Interface with residents to address issues and concerns
- Work collaboratively with other departments
- Prepare monthly comp reports and regularly shop new and existing buildings
Qualifications
- 4-year college degree preferred NYS Salespersons License or ability to obtain with 90 days of employment
- Minimum 3 - 5 years of leasing experience
- Onsite leasing/sales experience
- Knowledge of Fair Housing practices and NYC rent stabilization a must
- Proficient in Microsoft Outlook, Excel and Word
- On-Site, Yardi, Building Link, Nestio a plus
- Knowledge of Long Island City is ideal
- Must be able to work Saturdays and or Sundays
Compensation
$50,000 base plus commissions and generous benefits package
