Position Overview
The Building Engineer II is responsible for maintenance and upkeep of all Samis’ Downtown Seattle buildings with particular attention to Collins, Washington Shoe, Army, Broderick, US Rubber, Mottman, Hartford and Scientific Buildings, while performing outstanding customer service and maintaining tenant relations with the upmost integrity.
Essential Functions
- Perform maintenance and upkeep of all Samis commercial and residential buildings and equipment including but not limited to mechanical systems, roofs and roof drains, plumbing, electrical, painting and other minor repairs.
- For clarification, while the Building Engineer II has primary responsibilities at certain buildings, all engineers perform work at all Samis buildings. Primary building responsibilities are also subject to change.
- Daily check of buildings HVAC systems every morning check Collins and Shoe HVAC
- Input, retrieve, perform and close out maintenance requests in the Yardi work order system.
- Inspect all security and fire alarm systems regularly to ensure they are in proper working order.
- Maintain all lighting systems within buildings in a timely manner.
- Daily check buildings for graffiti and remove as necessary.
- Inspect roofs and drains semi-annually, clean and repair as necessary.
- Keep electrical, phone rooms, shops, and all other common use rooms clean at all times.
- Maintain building key log; perform re-keying and lock repair as needed.
- Maintain DSX and DoorKing systems including programing schedules, manual lock down and access levels. Assist property management with key card changes and audits.
- Order and purchase supplies and maintain inventory.
- Provide input during the annual budgeting process including necessary capital items and preventative maintenance.
- Under the Chief Building Engineer’s direction, coordinate and monitor performance of outside vendors performing maintenance.
- Monitor vendors performing maintenance and construction including providing access and adherence to building rules.
- Coordinate and manage various painting projects, including painting the exterior of buildings and touch up, as necessary.
- Coordinate and manage mechanical, electrical, and plumbing contractors; schedule and meet with contractors as necessary; inspect and approve completed work.
- Coordinate and direct roofers as needed for repairs; inspect roofs and drains; clean and repair as necessary.
- Schedule and coordinate all fire alarm contracts and perform city testing as required.
- Coordinate and manage smaller construction projects at the discretion of the Chief Building Engineer and the Property Manager.
- In the absence of the Chief Building Engineer:
- Supervise and direct Day Porter and Building Engineer.
- Assign maintenance requests in the Yardi work order system.

1. Perform on-call duties as needed, rotation scheduled by supervisor.

Interaction and Environment
Work areas involve changing environments and background noise. Position may require exposure to hazardous materials and dust, as well as varied temperatures, cramped workspaces, and travel to multiple worksites. Position may involve exposure to potentially hazardous conditions (e.g., worksites containing paint, chemicals, electrical, etc.).
Employees are required to wear the necessary personal protective equipment (PPE) to minimize exposure to any potential hazards. PPE is not a substitute for more effective control methods and its use will be considered only when other means of protection against hazards are not adequate or feasible. It will be used in conjunction with other controls unless no other means of hazard controls exist.
Personal protective equipment will be provided, used, and maintained when it has been determined that its use is required to ensure the safety and health of our employees and that such use will lessen the likelihood of occupational injury and/or illness. Examples of PPE include but are not limited to items such as gloves, foot and eye protection, respiratory protection and hearing protection (earplugs, muffs).

Physical activities required to perform essential functions

1. Sitting/Mobility: Approximately 90% of time is spent moving around work areas performing maintenance duties. Balance of time (approximately 10%) is spent working at a desk.
2. Communication: Clear diction and acute hearing are necessary for effective communication with co-workers, clients, tenants, contractors, vendors, and outside agencies, by telephone and in person.
3. Vision: Corrected vision close to 20/20 is necessary to effectively perform necessary maintenance functions, as well as use the computer screens and interpret printed materials, memos, and other appropriate paperwork.
4. Carrying/Pushing/Pulling: The ability to carry up to one hundred (100) pounds or more, with or without assistance, when moving, repairing, and installing various materials.
5. Lifting: The ability to lift up to fifty (50) pounds.
6. Stooping/Kneeling: The ability to stoop and kneel is necessary for performing maintenance functions.
7. Reaching/Handling: Good manual dexterity is necessary for working with tools and equipment.
Proficiencies
1. Excellent written and oral communication skills; ability to effectively communicate through cell phone, email, conference calls, texting tools Knowledge of basic hand/power tools; ability to perform maintenance work; familiarity with electrical work and appliances; ability to identify hazards and damages.
2. Ability to fully utilize Yardi work order system to plan and track maintenance work.
3. Ability to:

Education and Experience
- Seven years building maintenance/engineer experience.
- High school diploma or related equivalent experience.
- General mechanical and electrical knowledge or background in a technical field.
- Class 4 boiler license preferred but not required.
- O7 electrical license preferred but not required.
- Must possess a valid Washington State driver’s license and have a driving record in good standing.
