Salary: $85,000-$105,000

The Role
Under the general direction of the Vice President of Real Estate, the Real Estate Development Project Manager is responsible for managing projects related to the development of permanent and transitional housing and other real estate opportunities throughout Samaritan Daytop Village’s service areas. The Project Manager is responsible for facilitating a collaborative environment between SDV staff, real estate development project teams, property management, consultants and vendors to successfully achieve the goals of the SDV Real Estate department. The Project Manager will partake in strategic planning and goal setting to maximize the long-term success of projects and the growth and success of the SDV Real Estate efforts.
What You Will Do
- Assist the VP of Real Estate in identifying new opportunities for permanent, supportive and transitional housing and community facilities development;
- Research and identify funding sources and develop financing strategies to develop housing and programmatic facilities;
- Support VP as necessary at internal meetings, meetings with public officials, etc.;
- Assist with the development of pro forma capital development, operating and social services budgets and manage financing applications for various capital financing and programmatic funding including HPD, HDC, HCR, HFA, HHAP, OASAS, FHLB, HUD and other city, state and federal funding sources;
- Coordinate the submission of due diligence to government agencies, lenders and investors;
- Coordinate real estate responses to Requests for Proposals and Requests for Qualifications;
- Assist with construction loan closings, lease negotiations, project cost certifications, bond transactions, low income housing tax credit investments, permanent loan closing process and 8609’s
Who You Will Be
- Bachelor’s degree in business administration, Human Services, or related field.
- Minimum Five (5) years of relevant experience.
- Passionate about the SDV mission generally and the provision of supportive housing in particular.
- Ability to work independently and as part of a team.
- Highly organized, detail oriented and self-motivated
- Computer literacy and proficiency in Microsoft Office Suite with strong ability to manage and adjust development and operating budgets utilizing Microsoft Excel and other project management software.
- Excellent written, oral and email communication skills; and
- Willingness to travel throughout New York City and State.
- Experience working directly with people from diverse racial, ethnic, and socioeconomic backgrounds.
- Strong leadership; effective management, organizational, writing, and communication skills.
Preferred Education, license/certification, Experience, and/or Skills:
- Master’s Degree Business Administration, Human Services, or related field.
