About the Role
We are looking for a hands-on Maintenance Engineer who will be a primary contact for our Union facilities’ needs. Our maintenance/facilities team gives our employees the ability to work in a clean, functional, and healthy environment. They take pride in working hard and getting things done right the first time. Whether fixing a leak or tidying up, they share the common goal of keeping our facilities beautiful and functional.
Affiliated Monitoring operates an 80,000 and 20,000 square foot office building and emergency call center in Union, NJ.
What you’ll do:
- Maintain our Standards: Provide general and detailed maintenance (either with direct or indirect supervision), including patching, painting, hardware repairs, and other repair/replacement work as required. Perform routine facility and equipment maintenance (e.g. changing light bulbs, maintaining exterior property, water heaters, and filters, removal of debris, electrical and plumbing work, carpentry, etc.) and manual repairs as needed. Ensure that our building, internal and external, is kept in excellent condition, adhering to our quality standards and complying with safety and security regulations.
- Preventive Maintenance: Ensure all building systems, including HVAC, plumbing, electrical, and mechanical, are maintained at the highest standards with proactive preventive maintenance, testing, and repair schedules. Perform facility inspections, prepare and submit reports on conditions in the building and recommend actions to be taken. Inspect, diagnose, and implement proper solutions to the buildings’ facilities such as roof repairs, window leaks, plumbing, low voltage electrical, painting, lighting and fixture maintenance, and other structures. Prepare building for imminent emergencies, i.e. freezing, flooding, hurricanes, etc.
- Monthly Audits: Visual fire extinguisher inspection, lighting testing throughout building, and more.
- Vendor Management: Coordinate, schedule, and supervise services/repairs with contracted vendors, such as cleaning and trash removal services. Manage preventive maintenance contracts, including monitoring and coordinating PM schedules for HVAC, alarms and other facility equipment or installed systems, pest control, coffee and vending machines, etc.
- Emergency Response: 24/7/365 availability to respond to any critical issue within the facility is required.
- Other Duties: Ensuring company employee events have proper set-up and break down support. Assist with receiving deliveries and perform ad hoc errands such as purchasing and collecting items needed on site
What you’ll bring:
- 3+ years of experience in maintenance and repairs
- Experience in a professional setting, working on plumbing, HVAC, carpentry, or appliance repair
- Reliable transportation for on-call/after-hours emergencies
- Comfortable working on ladders and roofs
- Ability to lift up to 50 pounds
- US Citizenship or Green Card
- Associate or bachelor’s degree, preferably within a technical field preferred
