We are currently seeking an experienced Property Manager to oversee a 69-unit affordable housing property for our client out in Paterson, NJ!

As Property Manager, this individual will be responsible for handling leasing, marketing, bookkeeping, customer service, resident retention, and administrative functions. The ideal candidate will have a proven track record in property management and a strong ability to lead and manage a team.
Responsibilities:
- Develop and execute effective leasing strategies to attract and retain high-quality tenants.
- Provide exceptional service to current and prospective residents, addressing inquiries and concerns promptly and professionally.
- Manage all aspects of the leasing process, including property showings, application processing, and lease agreements.
- Implement and manage resident retention programs to foster a positive living environment and minimize turnover.
- Oversee maintenance department including work orders, apartment move-ins, move-outs, turn overs, and curb appeal.
- Handle late notices and evictions on delinquent rents in a timely manner as required, while always trying to maintain a minimum collection rate of 95%.
- Ensure timely rent collections, rent postings, bank deposits, and laundry revenue collections.
- Supervise a small team, ensuring high levels of performance, efficiency, and morale in order to achieve the operational goals of the property.
- Manager vendor/contractor relations.
Qualifications:
- ** Experience acting as Property Manager and/or Assistant Property Manager for Section 8 properties is required! **
- Previous management experience including responsibility for financial/operational results, sales, marketing, and overall staff supervision.
- Exceptional customer service skills, with the ability to develop a rapport with the residents and community staff
- Analytical ability, problem solving and organization skills.
- Accuracy and attention to detail.
- Ability to multitask and handle numerous priorities.
- Ability to meet deadlines within a timely manner.
- Strong written and verbal communication skills.
- Proficiency with Microsoft Office and MRI.
