POSITION
The Model Group is looking for a Developer join our team to support our growing platform. The Developer reports to the President of Development and works on various strategic initiatives and active projects simultaneously. They will assist in all aspects of the development process including research and strategy development, business development support, project feasibility analysis, due diligence, financing, and project management through stabilization. The position assumes responsibility in advancing new business lines, evaluating new markets and growth opportunities, assisting with selling and communicating ideas and seeking necessary funding commitments. Once projects are secured, the Developer assembles and manages external teams of financiers, architects, designers, engineers, and other key consultants in the implementation of each development plan. This position demands creative and strategic thinking, effective communication including verbal, written and graphic and strong financial and project management skills in order to meet business and mission objectives.
JOB RESPONSIBILITIES
Business Development Responsibilities
1. Reports directly to the President of Development to achieve the current strategic plan objectives through developing new business lines, opening expansion markets and executing on key development projects.
2. Drafting and finalizing multiple, professional RFPs and RFQs
3. Delivery of professional quality PowerPoint (and other media) presentations for use in presenting to various audiences including municipalities, community organizations, quasi-public agencies, partners, investors, clients and financiers
4. Identification and evaluation of real-estate development opportunities
5. Site suitability analysis
6. Responsible for assisting the Development Team in applications and proposals for funding sources, including private bank debt, Low Income Housing Tax Credits, Federal Home Loan Bank funds, Historic Tax Credits, New Market Tax Credits, state and local gap grants and loans, and private equity investment
7. Establish and help maintain strong public / private partnerships
8. Understand industry trends and innovations to be able to translate to Model Group best practices
9. Assist President of Development in contributing to the overall enhancement of Development and organizational systems, processes and interdepartmental hand-off procedures
10. Demonstrate competent research and analytical skills to help innovate and seek process and quality improvements
Project Management Responsibilities
1. Must demonstrate outstanding project management skills including the capacity to prioritize and manage multiple development projects at various points through the project life cycle.
2. Development and management of development work plan, budget and timeline
3. Coordinate architects, engineers, environmental consultants, energy consultants, attorneys, title agents, management company representatives and sales agents
4. Coordination of efficient land-development approval and entitlement process
5. Execute due diligence, construction loan and equity investment closing checklists
6. Act as liaison between public funding agencies, private partners and community stakeholders
7. Meeting design, funding and construction deadlines throughout the project timeline
8. Coordination of legal team
9. Serve as project contact for construction project manager and construction project superintendent to ensure development plans are followed through; attend construction draw inspections
10. Delivery on-time and on-budget of real estate development projects
11. Maintain project files and important documents with appropriate confidentiality
12. Create and maintain project budgets. This is inclusive of preparation of funding requests, project proposals, change orders, and invoices. Ensuring all are approved, contracted, and paid on time as needed to keep a project moving forward
13. Keeping Model Group ownership, team leaders, partners, lenders and investors well-informed of all project issues and milestones

PREFERRED QUALIFICATIONS, EDUCATION AND EXPERIENCE
Education Degree
- Undergraduate degree in business, real estate, planning or related field
Professional Experience
- A minimum of three years demonstrated experience in real estate development, community-based planning or related field
Industry Knowledge
- Demonstrate a growing knowledge of all aspects of real estate development, including deal structuring, financing, partnership structuring, building design, permitting and approval processes, and construction management
- Demonstrate a growing knowledge of incentives that are available to investors in urban markets including, but not limited to, Low Income Housing Tax Credits (LIHTC), New Markets Tax Credits (NMTC), historic subsidies, housing authority grants, and Green incentives, among others, and the application of these incentives within various financial models.
- Familiarity with sustainable design concepts in residential site development and construction.
- Understanding of construction projects from timetables, milestones, cost and contract delivery methods
