Job Overview:
The Purchasing Manager will oversee all purchasing activities related to construction materials, subcontractors, and supplies. This position will be responsible for negotiating contracts, building relationships with suppliers, ensuring timely delivery of materials, and maintaining budgets to maximize cost-efficiency for all residential building projects.
Key Responsibilities:
- Develop, implement, and manage purchasing strategies to ensure the timely and cost-effective acquisition of construction materials and services.
- Establish and maintain strong relationships with vendors, suppliers, and subcontractors.
- Negotiate pricing and contract terms to obtain the best value without compromising quality.
- Review purchase orders and monitor inventory levels to avoid material shortages or delays in the building process.
- Work closely with the construction and design teams to ensure materials meet project specifications.
- Conduct regular supplier evaluations and audits to maintain high standards of quality and reliability.
- Analyze market trends and forecast future material needs based on upcoming projects.
- Ensure all purchasing activities comply with the company’s financial objectives and regulatory requirements.
- Manage budgets and control costs while adhering to project timelines.
- Continuously seek opportunities to improve procurement processes and implement cost-saving measures.
- Collaborate with the finance department to manage payment terms and vendor invoicing.
Qualifications:
- Minimum of 3 years of purchasing or procurement experience, preferably in residential construction or homebuilding.
- Strong negotiation skills with proven experience in contract management and supplier relations.
- Familiarity with residential construction materials, services, and subcontractor procurement.
- Proficiency in purchasing software and tools (e.g., BuilderTrend, Co-construct, etc.).
- Excellent communication and organizational skills, with the ability to manage multiple projects and deadlines.
- Strong analytical mindset, with the ability to assess costs and forecast material needs.
- Knowledge of local building codes and regulations is a plus.
- High attention to detail and a results-driven attitude.
