SITUATION OVERVIEW:
ZRG has been engaged by a Top 50 ENR Firm to recruit a Director of Preconstruction to lead preconstruction for the firm in Oklahoma City. In Oklahoma City the company serves client across a wide array of industries.

POSITION: The Director of Preconstruction will lead and manage multiple initiatives, including being responsible for initiating and cultivating new business, and maintaining relationships with potential and repeat customers, architects, engineers, and subcontractors. The primary role of the Director is to manage the preconstruction team and be the key leader responsible for estimating
and budgeting conceptual and lump sum bid projects and perform overall Preconstruction Services in cooperation with corporate goals and the local marketing and business plans.
All duties and responsibilities include the following; however, other duties may be assigned. To perform in this position successfully, an individual must be able to perform each essential
duty satisfactorily:
▪ Direct others who meet with client management, staff, and supervisory personnel to explain the character, policies, skills, resources, and capabilities of the company. Attend various
social events and be a member of associations / non-profit organizations, representing the company and meeting new client contacts;
▪ In collaboration with the VP/Area Manager and peer-level Directors, assist in developing area marketing plans and goals, and in developing a strategy for management of client contacts regarding new work, estimating services, contract negotiation, and future work potential;
▪ Nurture and develop relationships with Architects, Engineers, and Subcontractors
to stay informed of upcoming projects. Keep management and the business development
group of sales activities and approximate timing for company proposal and bid submittals as necessary;
▪ Direct, perform, and coordinate Preconstruction Services; providing estimates, project schedules, and constructability reviews as needed to enhance team efforts. Value
Analysis Workshop, cost models, etc.;
▪ Direct, prepare, and tabulate unit quantity survey and price based on historic cost data and vendor cost quotations. Estimate direct overhead, permits, bonds, taxes, etc. Assist in the preparation of studies, materials and methods, recommendations, and relative cost
estimates as required;
▪ Solicit subcontractor and vendor quotations, evaluate their scope, and appraise any deficiencies (i.e. exclusions, incomplete scopes, etc.) as compared with quotations and estimate- requirements. Confer with subcontractors/suppliers as to their evaluation of vague and/or conflicting issues. Verbally and formally request and document by confirming facsimile and/or email and/or letter all needed clarifications;
▪ Prioritize work and guide activities of the Bid Captain and/or Estimator on complex packages or as workload demands. Assign work to the bid team, direct and review their assignments, and ensure the accuracy and completeness of estimates prepared by the bid team. Participate in pre-bid meetings, site visits, bid strategy, and presentation meetings as required;
▪ Cultivate relationships with Owner’s, Architects, Engineering Firms, Consultants, and Subcontractors. Attend owners’ meetings, assisting clients and designers in systems selections, budgeting, cost containment, value analysis, etc.;
▪ Assist in the development of major proposals, presentations, and marketing materials. Review proposal specifications, and drawings, attend meetings with A/E, and owners to
determine the scope of work and required contents of conceptual estimate. Provide conceptual and final estimating and scheduling input on assigned projects. Ensure all working documents and data are maintained to back up conceptual estimate figures;
▪ Provide total commitment to continuous process improvement;
▪ Model and reinforce safety as a top priority of the organization;
▪ Meet schedules and deadlines, adhere to policies and procedures, and maintain a good attendance/tardiness record;
▪ Ensure client satisfaction, both internally and externally, through efficient handling of issues;
▪ Exercise good interpersonal skills by gladly assisting others to accomplish the work of the organization, even if it is outside the scope of regular duties;
▪ Manage a preconstruction team of 6+ professionals;
▪ Perform other duties as assigned by the Supervisor.
QUALIFICATIONS:
▪ Master's or Bachelor’s degree in Construction Management or similar is desired or an MBA or equivalent combination of education and experience is preferred;
▪ Ten-plus years’ experience in a variety of commercial pre-construction
or construction markets such as high-rise, multi-family, office, higher education, and design/build is preferred;
▪ Ability to represent to all persons the Top 50 ENR Firm Ethos that encourages the highest level of performance, integrity, and morale;
▪ Excellent interpersonal skills;
▪ Ability to read, analyze, and interpret complex documents including
plans and specifications, proposals, quotes, and qualifications;
▪ Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations;
▪ Define problems, collect, and analyze data, establish facts, and draw valid conclusions;
▪ Ability to write and interpret technical documents such as management plans, proposals, and complex estimates;
▪ Organize and manage time, prioritize duties, and activities effectively;
▪ Previous experience supervising a team of junior preconstruction and/or estimating professionals;
▪ Excellent written and verbal communication skills;
▪ Experience with Destini estimating software or similar;
▪ Must be proficient in Excel and MS Office suite of software.
CERTIFICATES, LICENSES, REGISTRATIONS
▪ LEED Accreditation, DBIA, and other industry-related certifications are a plus.
