Key Responsibilities:
Project Planning & Scheduling:
- Develop detailed project plans, schedules, and timelines.
- Manage project phases, including design, pre-construction, and construction.
- Ensure all milestones and deadlines are met efficiently.
Budgeting & Cost Control:
- Prepare and maintain project budgets.
- Monitor expenses to ensure alignment with financial projections.
- Identify and address potential cost overruns.
Contract Management:
- Oversee contract negotiations and manage relationships with subcontractors, vendors, and suppliers.
- Ensure compliance with contract terms, legal requirements, and company policies.
- Negotiate change orders and handle contract modifications as needed.
Quality Control & Safety Compliance:
- Ensure all construction activities adhere to industry standards and quality benchmarks.
- Implement safety programs and protocols, ensuring a safe job site environment.
- Conduct regular site inspections to maintain compliance with local codes and regulations.
Stakeholder Communication:
- Serve as the primary point of contact for clients, architects, engineers, and other stakeholders.
- Provide regular updates on project progress, risks, and issues.
- Resolve any conflicts or issues that arise during construction.
Risk Management:
- Identify potential risks and develop mitigation strategies.
- Implement contingency plans for unexpected project delays or challenges.
Permit & Regulatory Compliance:
- Ensure all necessary permits and licenses are obtained before project initiation.
- Keep up-to-date with local building codes and regulations to avoid delays or compliance issues.
Resource Management:
- Allocate resources efficiently, including manpower, materials, and equipment.
- Coordinate deliveries and schedule subcontractor activities to prevent delays.
Project Closeout:
- Ensure all punch list items are completed.
- Manage the final walkthrough with clients and stakeholders.
- Oversee the submission of project documentation, including as-built drawings and warranties.
