With expertise across Multifamily, Commercial & Institutional markets, they are a premium contractor with projects ranging from $10M to $300M with over 60 years in the market. Job Summary:
As a vital member of the project team, the Project Manager is responsible for ensuring the overall success of assigned projects. The ideal candidate will exhibit strong leadership abilities, effectively setting, monitoring, and adjusting project priorities as needed.
Key Responsibilities:
- Gain a comprehensive understanding of project requirements and objectives; review all relevant documents, including drawings, specifications, contracts, scopes of work, and construction schedules.
- Oversee all project activities and manage personnel to ensure successful execution.
- Prepare and distribute project documentation, including progress reports, detailed schedule updates, and financial/budget reports.
- Monitor project scope for changes that may impact budget and schedule; identify causes, inform clients, and negotiate fee adjustments as appropriate.
- Collaborate with the Estimating Department to develop award schedules for trades during the pre-construction phase.
- Initiate regular meetings and communication with project team members and clients to address unresolved issues and maintain coordination across disciplines.
- Conduct project status reviews by monitoring the schedule, submittal/RFI logs, and outstanding items.
- Manage the project budget, track expenses, and provide financial reporting as required.
- Ensure timely and accurate invoicing while monitoring project receivables and subcontractor payment schedules.
- Ensure completion of punch lists and secure Department of Buildings sign-off.
- Organize and deliver project close-out documents, including As-Built records.
- Verify that subcontractors provide certificates of insurance that meet contractual requirements before mobilization.
- Facilitate internal and kick-off meetings with all key stakeholders to ensure alignment.
- Forecast and track labor, management, and material costs necessary to complete the project.
- Resolve subcontractor claims during the close-out phase.
Requirements:
- Must have a proven record of managing complex projects in occupied spaces.
- At least five years of relevant experience as a Project Manager, preferably in mixed use developments/Education/K12 Valued over $50M.
- Strong client relations skills and a collaborative disposition are essential.
- Demonstrate proficiency in reading and interpreting commercial construction plans and specifications.
