We are seeking an experienced Manager of Residential Operations for immediate placement to join our property management team and provide comprehensive support on a range of property management matters.
Position Summary
The Manager of Residential Operations will oversee the day-to-day operations of a portfolio of apartment communities in the Houston area, comprising roughly 46 properties and 10,000 units. This role focuses on optimizing portfolio performance, achieving high resident satisfaction, and supporting team development. The Manager will work closely with other departments, including Maintenance and Improvement, Accounting, Procurement, Legal and Finance to ensure seamless property operations.

Key Responsibilities
Leadership & Team Development
- Hire, train, and mentor property managers to drive operational excellence, emphasizing service quality, compliance, and adherence to company policies.
- Set clear performance goals, key performance indicators, and accountability standards for onsite teams.
- Foster a collaborative, high-performance culture, aligning staff efforts with organizational values and business objectives.
Financial & Operational Management
- Participate in budgeting, forecasting, and financial performance of the portfolio, ensuring properties meet revenue targets and maintain expense controls.
- Identify and implement cost-saving measures while maintaining property quality and resident satisfaction.
- Develop and refine marketing materials and leasing structures as needed to optimize occupancy and ensure maximum profitability across the portfolio.
- Analyze portfolio performance and leverage data-driven insights to drive proactive improvements and address areas of underperformance.
Resident Satisfaction & Retention
- Lead initiatives to improve resident satisfaction, lease renewals, and reduce vacancy rates.
- Ensure properties deliver excellent customer service and quality living environments.
Collaboration on Maintenance & Capital Improvements
- Partner with the Maintenance and Improvement team to provide insight and guidance on maintenance and capital improvement projects, ensuring these initiatives align with portfolio goals.
- Offer operational data and resident feedback to influence project prioritization and planning, while supporting effective communication and implementation strategies.
Process Improvement & Strategic Planning
- Work closely with senior leadership to establish short-term and long-term strategies for the residential portfolio.
- Participate in company initiatives, such as technology implementations and sustainability efforts.
- Continuously improve operational processes, leveraging technology to streamline property management activities.
Compliance & Risk Management
- Ensure compliance with all local, state, and federal regulations, including Fair Housing laws and other relevant standards.
- Identify and mitigate operational risks by implementing policies and procedures that ensure safety and regulatory adherence.
Qualifications
- Minimum 5 years of experience in the multifamily property management industry, including at least 3 years in a leadership role overseeing multiple properties, ideally in the workforce housing sector.
- Proven ability to drive operational improvements, meet financial targets, and increase resident satisfaction.
- Knowledgeable in multifamily property management best practices, including financial reporting, property operations, and resident relations.
- Proficient in property management software (e.g., MRI, Yardi, or RealPage) and MS Office Suite.
- Strong communication, organizational, and leadership skills.
- Primarily on-site at our Rosenberg office, with some travel within the Houston area to oversee properties and meet with onsite teams.
- Spanish-speaking is a major plus
Compensation & Benefits
- Salary: Competitive, commensurate with experience, with consideration given for compensation in lieu of traditional benefits (no health insurance or retirement benefits are offered).
