The Maintenance Supervisor is fully accountable for all property maintenance operations. Leadership ability is a requirement, as the Maintenance Supervisor is the leader of the site maintenance team.
Job Overview
The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance-related tasks.
Responsibilities and Duties
- Assigns and completes work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing the source or cause of the problem.
- Develops standards for the cleanliness and overall appearance of the community to ensure that they reflect Braden Fellman standards.
- Periodically inspects work performed by other maintenance team members to assess effectiveness.
- Maintains adequate inventory of spare parts and maintenance materials and works with the Property Manager to order supplies and tools as needed to stay within budgetary guidelines.
- Coordinates Contractors/Suppliers executing minor works contract on site
- Ensure annual checks are carried out for each property.
Qualifications
- Education level - High school degree required, college degree preferred.
- Experience - Mastery in all building repair trades; Basic understanding of Landlord/Tenant laws and application, familiarity with GAA Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry. Four years prior experience in property management or in a related industry preferred with a minimum of two years in a supervisory role.
- Personal characteristics - A very strong work ethic and ability to work independently and take ownership of a project end to end.
- Preferred but not required Certifications - HVAC and CPO
