Mogul Capital is a specialty real estate development fund focused on opportunistic development and investment transactions, specializing in hospitality and multifamily development and ownership. Since inception, Mogul Capital has acquired, developed and invested more than $450 million in real estate projects with $540 million in the current development pipeline. We are seeking a Development Project Manager to support the firm with its development pipeline. This role requires a strong understanding of construction, cost analysis, and project management.
Position Overview:
The Development Project Manager is responsible for overseeing and managing all phases of real estate development projects from inception to completion. This includes project diligence, planning, design, entitlement, construction, and final delivery. The ideal candidate will have strong project management skills, extensive knowledge of the construction industry, significant experience negotiating with general and subcontractors, and the ability to work with a variety of stakeholders including architects, lenders, government agencies, and investors.
Key Responsibilities:
Project Management:
- Lead and manage the full lifecycle of real estate development projects, including but not limited to acquisition, pre-development, planning, construction, and final delivery.
- The focus of this role will be primarily responsible for projects between groundbreaking and certificate of occupancy.
Construction Management:
- Oversee the construction of new ground up projects and manage capital improvement plans at existing properties.
- Negotiate contract structures with general contractors.
Project Budget & Cost Management:
- Prepare and manage project budgets, ensuring costs are kept within approved limits and delivering financial analysis to support project decisions.
- Responsible for ongoing budget management, contractor pay cycles, invoice approvals, and assisting in lender and equity draw processes.
Bidding & Negotiation:
- Bid and negotiate costs with general and sub-contractors, and identify new contractor trade relationships to facilitate the completion of projects.
Design & Construction Oversight:
- Collaborate with architects, engineers, and contractors to ensure that the project design meets regulatory and business requirements while staying within budget and timelines.
Project Diligence:
- Assist the Investments team in identifying, analyzing, and securing real estate development projects. Main contributions will include pairing cost estimates and analysis with income side analyses from the Investments team.
- Conduct thorough due diligence including zoning, environmental assessments, and feasibility studies to determine project viability.
Entitlements & Approvals:
- Assist in the entitlement process, working with local municipalities to secure necessary permits, approvals, and licenses.
Risk Management:
- Identify and mitigate risks related to project development, including construction delays, cost overruns, and regulatory hurdles.
Market Research:
- Monitor real estate market trends, competitor activity, and regulatory changes to inform development strategies.
Qualifications:
- Bachelor’s degree with a focus in Real Estate, Finance, Business Administration, Urban Planning, or a related field (Master’s degree preferred).
- Minimum of 5 years of experience in real estate project management, construction management, or a related field.
- Understanding of construction contract structures and construction schedules and how to drive critical path.
- Experience with the ground up development of hospitality and multifamily properties in diverse markets.
- Strong understanding of real estate development processes, including zoning, entitlements, construction, and financing.
- Proven experience managing large-scale commercial, residential, or mixed-use development projects.
- Excellent financial acumen, including substantial experience with real estate budgets and cost analysis. Reviewing monthly billings and understanding fund control and associated documents required for lender preparation.
- Strong leadership, communication, and interpersonal skills.
- Ability to work with diverse stakeholders, including government agencies, investors, and contractors.
- Experience and/or knowledge of modular construction processes is a plus.
