GENERAL DESCRIPTION
We are an Atlanta design-build firm that is expanding. We like to say, “we do cool projects for cool people”. Our projects are larger in scale and typically take months to a year to produce. The Project Manager (PM) should be a self-starter with the drive to spearhead a construction project from contract signing through project completion. The PM should also be someone who desires to be responsible for the ultimate success of a project and maintain a constant “figure it out and make it happen” attitude.
The Project Manager is a construction management role that serves as the primary point of contact for homeowners and de facto owner and driver of the construction project from start to finish. The PM must be an expert problem solver, scheduler, and emotionally intelligent communicator. They ensure that a project is built to the highest standards of quality and code, adheres to the contract budget, is completed on time, is implemented according to the design intent, and that the homeowner is absolutely thrilled to see their end result.
ESSENTIAL JOB FUNCTIONS and RESPONSIBILITIES
Development Phase
The PM will serve as a supporting member of the project development team towards the end of its time in pre-construction. Job duties include, but are not limited to the following:
- Attending the trade walk with all required trade partners and providing input based on understanding of project
- Reviewing the proposed scope of work and providing feedback throughout pre-construction cycle to the project development team.
- Attending various budget and scope review meetings during development to provide production input as to ensure accuracy of full project package.
Production Phase
The PM will serve as the main owner of the construction project during the entirety of the production phase. Job duties include, but are not limited to the following:
- Taking ownership of and leading all day-to-day production operations on assigned job sites
- Building and fostering relationships with homeowners and serving as the primary point of contact for all project-related needs
- Being responsible for the creation and maintenance of the construction schedule and organizing all trade partner labor on site
- Overseeing, directing, and performing QAQC on all on-site trade labor performance and coordinating delivery of all jobsite materials and resources
- Performing all material takeoffs, as required, for all construction related materials and accurately ordering required materials
- Monitoring and controlling construction budget, invoicing, and homeowner payments
- Managing and being responsible for all project change orders
- Working collaboratively with the Design & Development Department in order to accomplish design intent and properly translate design to the built environment
- Using BuilderTrend to effectively manage their project load and to serve as an interface between Copper Sky and homeowners
Results
The PM is responsible for successfully driving the construction project based on three key measurables:
- Completing the project on-time, per contract schedule
- Controlling the project budget to within +/- 2% of the contract budget
- Ensuring a happy and satisfied client through relationship management and the setting of clear expectations.

- Computer literacy, specifically with MS Office Suite. Knowledge of BuilderTrend is a plus
