We are seeking an experienced Project Manager to oversee the construction of high-end custom homes in Austin, TX. The ideal candidate will have a passion for delivering luxury, one-of-a-kind homes, with a focus on quality, attention to detail, and client satisfaction. The role involves managing all phases of residential construction, from pre-construction through project closeout.
Key Responsibilities:
- Project Planning & Execution: Develop comprehensive project plans, timelines, and budgets. Oversee all phases of construction, ensuring that projects are completed on time and within budget.
- Client Management: Serve as the primary point of contact for clients, managing expectations, and ensuring clear communication throughout the project. Provide regular updates and address any concerns.
- Vendor & Subcontractor Coordination: Hire, negotiate, and coordinate with subcontractors and suppliers to ensure quality craftsmanship and materials. Oversee daily site operations, ensuring compliance with design specifications.
- Quality Assurance: Maintain high standards of workmanship and ensure all work adheres to architectural plans, local building codes, and safety regulations.
- Budget & Cost Control: Monitor project costs closely and identify opportunities for value engineering without compromising quality. Manage project financials including invoicing, change orders, and final closeout.
- Permitting & Regulatory Compliance: Ensure that all required permits and inspections are completed on schedule. Work closely with local authorities and inspectors to guarantee compliance with all applicable laws and regulations.
- Problem Solving: Proactively address and resolve any issues that arise during construction, ensuring minimal impact on timelines and client satisfaction.
Qualifications:
- Proven experience as a Project Manager in the custom home building industry, with a portfolio of completed luxury homes in the Austin area.
- Strong understanding of construction methods, materials, and best practices specific to high-end residential construction.
- Excellent communication, organizational, and problem-solving skills.
- Ability to read and interpret architectural drawings, specifications, and contracts.
- Proficiency in construction management software and tools.
- Knowledge of local building codes, permitting processes, and construction regulations.
Preferred Qualifications:
- Degree in Construction Management, Architecture, or a related field.
- Familiarity with sustainable building practices and energy-efficient home design.
- Strong network of local subcontractors, suppliers, and inspectors.
