We are seeking an experienced and driven Project Manager to join a respected, award-winning general contracting firm based in Raleigh. Responsibilities
-Develop, review, and implement project budgets, schedules, and contract bid documents, ensuring alignment across all phases of the project.
-Provide oversight of budgeting, estimating, purchasing, engineering, accounting, and construction functions to ensure successful project completion.
-Maintain comprehensive knowledge of all project plans, specifications, contracts, subcontracts, purchase orders, drawings, submittals, and other relevant documents.
-Monitor project progress, schedules, budgets, and invoicing, ensuring accurate tracking and timely delivery.
-Ensure the project team understands general contract and subcontract requirements and resolves any potential conflicts.
-Oversee documentation, drawings, and specifications on-site, ensuring adherence to standards.
-Collaborate with Estimating to streamline the bid process and assist with ensuring accuracy and efficiency.
-Partner with the Project Superintendent to ensure proper jobsite management and operations.
-Act as the primary point of contact for clients, managing communication and project documentation.
-Review and address submittals proactively to maintain the project schedule.
-Build and maintain relationships with clients, architects, engineers, subcontractors, and other stakeholders to address concerns and ensure collaboration.
-Review and approve subcontractor and vendor payment applications and invoices.
-Negotiate, prepare, and execute change orders with clients, subcontractors, and the design team, and update project budgets as needed.
-Lead project team meetings and ensure the timely and accurate completion of billing and accounts receivable.
-Ensure timely project completion by maintaining schedule and addressing any issues promptly.
Qualifications
-A minimum of five (5) years of experience in commercial construction as a Project Manager, Construction Manager, Superintendent, or related position.
-Strong track record and experience in leading construction projects from inception to completion.
-Proven ability to manage and run fast paced, time sensitive projects.
-Ability to read and interpret documents such as safety rules, blueprints, operating and maintenance instructions, and procedure manuals.
-Ability to identify and resolve discrepancies effectively and efficiently.
-Excellent written, verbal communication and time management skills.
-Strong communication skills with Superintendents, Subcontractors and Owners.
-Associates or bachelor’s degree preferred, but not required.
