Position Overview:
We are seeking an experienced and dynamic Director of High-Rise Construction to lead ground-up high-rise multifamily construction projects for a Developer in New Jersey. This role will oversee third-party General Contractors, manage all aspects of construction from pre-construction through project completion, and ensure a seamless transition to property management. The Director of Construction will report directly to the Chief Operations Officer and Chief Product Officer, collaborating closely with key stakeholders to deliver projects on time, within budget, and to the highest standards of quality.
Key Responsibilities:
- Project Leadership: Lead and manage high-rise multifamily construction projects from pre-construction through completion, ensuring adherence to timelines, budgets, and quality standards.
- GC Oversight: Oversee third-party General Contractors, ensuring they meet contractual obligations and project specifications. Provide guidance and support to ensure successful project delivery.
- Collaboration: Work closely with the Director of Property Management, Director of Residential Leasing, and Director of Design & Architecture to align construction activities with operational and design goals.
- Pre-Construction: Participate in the pre-construction phase, including design reviews, budgeting, and scheduling. Provide input on construction methods, materials, and logistics.
- Risk Management: Identify and mitigate potential risks throughout the construction process, ensuring compliance with safety standards, building codes, and regulatory requirements.
- Budget Management: Develop and manage project budgets, including forecasting, cost tracking, and reporting. Ensure financial objectives are met.
- Quality Control: Implement and oversee quality control measures to ensure construction meets the highest standards. Conduct regular site inspections and address any issues promptly.
- Team Management: Lead and mentor a team of site-specific Construction Managers for active urban construction projects, fostering a collaborative and results-driven work environment.
- Reporting: Provide regular updates to the Chief Operations Officer, Chief Product Officer, and other key stakeholders on project progress, challenges, and solutions.
Qualifications:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
- Minimum of 10 years of experience in construction management, with a focus on high-rise multifamily residential projects.
- Minimum of 5 years working within Real Estate development.
- Proven track record of successfully managing large-scale construction projects from pre-construction to completion.
- Strong knowledge of construction methods, building codes, and safety regulations.
- Must have experience in executing projects in New Jersey.
