IT Applications Specialist Position

LSA strives to provide best-in-class property management for apartment communities across the Southeast. Headquartered in Charlotte, LSA Management provides property management services for all Laurel Street communities in Georgia, Virginia, and North Carolina. 2024 this includes 3,500 units in Georgia, North Carolina, and Virginia. By 2030, LSA Management expects to have a management portfolio of over 10,000 units.
POSITION SUMMARY:
The IT Applications Specialist will support LSA Management’s affordable housing portfolio by managing, configuring, and optimizing Real Page and other property management applications. This role will ensure seamless system functionality, user support, and data integrity across all platforms, enabling efficient and compliant property operations. These essential business objectives will be accomplished and in alignment with LSA’s operational goals and objectives for the region and the company overall.
ESSENTIAL DUTIES AND RESPONSIBILITIES
SYSTEMS ADMIN & CONFIGURATION: Work with software programs and applications to ensure proper setup and proficient use of each platform.
- Develop and maintain a strong working knowledge of the RealPage Software product(s).
- Monitor and maintain system integrity, implementing updates and enhancements as needed.
- Identify system configuration issues and create resolutions.
- Assess the organization's needs and configure systems to deliver effective solutions.
- Address and troubleshoot issues related to OneSite, ensuring any technical problems are promptly identified and communicated.
- Convert or establish new or transitioning properties into the RealPage Software.
DATA MANGEMENT & COMPLIANCE: Ensure data accuracy, consistency, and security across all property management systems.
- Oversee data entry protocols and audit data regularly to comply with HUD, LIHTC, and all other affordable housing program requirements.
- Generate and provide reports for compliance, accounting, and management review.
- Review reports in software to ensure accuracy for month end reports/financials.
- Collaborate with Compliance to ensure our communities are set up and mapped correctly and incompliance with the program requirements.
USER SUPPORT & TRAINNG: Serve as the primary support contact for Real Page users, resolving technical issues and providing guidance.
- Develop training materials and conduct sessions to ensure team proficiency in using applications.
- Maintain a knowledge base of FAQs and best practices to assist end users.
- Support RealPage and other training systems by identifying prevalent issues and determining the best way to address training needs.
- Identify and report RealPage software or user-related issues to LSA leadership, advising on support needs as they arise.
- Provide corporate office and team member support by answering questions and training, as needed, relating to all Application and RealPage OneSite Support.
- Support leadership with reporting inquiries and issue resolution
- Work with IT in troubleshooting issues related to OneSite and at minimum informing if there is any technical problem.
PROCESS IMPROVEMENT: Identify inefficiencies within software applications and offer recommendations for more effective program use.
- Collaborate with operations and management to streamline workflows using Real Page functionalities.
- Identify opportunities to leverage application features to improve efficiency and service quality.
- Document and implement system processes that support LSA’s affordable housing and regulatory requirements.
VENDOR COORDINATION:
- Act as the liaison with Real Page and third-party application providers to coordinate service, manage licenses, and address issues.
- Maintain active relationships with vendors to stay informed of new features, system upgrades, and industry best practices.
Qualifications
- Bachelor’s degree in information technology, Business Administration, or related field (preferred).
- Minimum 3 years of experience in property management systems administration, with a focus on Real Page applications.
- Familiarity with affordable housing regulations and compliance (HUD, LIHTC) preferred
- Proficient in Real Page software and other property management applications.
- Strong analytical skills and attention to detail.
- Excellent communication and interpersonal skills to provide effective user support.
- Ability to work independently, manage multiple projects, and meet deadlines.
- Travel within the LSA property is required.
