JOB SUMMARY
The Senior Construction Executive leads the construction department, providing strategic direction, leadership, and expertise across all construction projects within the Uniland portfolio. This position is responsible for ensuring the successful delivery of construction projects on time and within budget, upholding the highest quality standards as outlined in construction contracts, real estate lease agreements, and third-party contracts. The Senior Construction Executive plays a crucial role in developing processes and metrics that align with the company's business goals. This includes driving innovation in construction management, maintaining compliance with legal, safety, and regulatory standards, and fostering strong relationships with clients and stakeholders. The role involves overseeing all aspects of construction projects from planning and budgeting to execution and closeout, as well as ensuring effective communication and collaboration across internal and external teams.
ESSENTIAL FUNCTIONS
- Provides strategic direction and leadership to the construction department, aligning construction activities with company goals and objectives.
- Leads the development of project plans, budgets, schedules, and resource allocation strategies for all construction projects.
- Negotiates contracts with architects, engineers, contractors, subcontractors, suppliers, and other stakeholders, ensuring favorable terms and agreements.
- Reviews and approves all estimates and schedules prepared for projects and bid jobs.
- Implements and maintains quality assurance processes and standards to deliver projects that meet or exceed industry standards and client expectations.
- Monitors project budgets, expenses, and financial performance, ensuring cost control, profitability, and adherence to financial goals.
- Identifies potential risks, issues, and challenges in construction projects, develop mitigation strategies, and proactively address concerns to minimize disruptions.
- Builds and maintains strong relationships with clients and prospective clients, understanding their needs and expectations, and ensuring satisfaction throughout the construction process.
- Ensures compliance with building codes, zoning regulations, environmental requirements, and other legal and regulatory standards.
- Prepares and presents regular project reports, updates, and performance metrics to senior management, stakeholders, and clients.
- Visits jobsites regularly to monitor project performance, schedule, and expenditures with project staff, highlight potential challenges and provide leadership in responding creatively to bring projects in on schedule and under budget, where feasible.
- Attends all scheduled meetings as necessary to monitor and manage project profitability.
- Attends owner and project meetings, maintains continuous client contact to gauge performance perceptions, and communicates relevant information to appropriate parties.
- Ensures construction staff are trained appropriately in construction safety protocols, regulations, and best practices.
- Coordinates, attends, and leads kickoff, planning, and turnover meetings amongst internal and external project teams. Ensure day-to-day operations of a project are transitioned effectively to Construction Managers and Superintendents when work commences in the field and to client upon job turnover.
- Ensures timely job closeout and closed job reports.
- Participates extensively in helping to acquire and define potential construction projects and opportunities. Takes the lead in representing Uniland capabilities and helps close potential construction clients.
- Manages the accurate preparation, tracking, and timely submission of billings including, but not limited to pay applications, AIA documents and change orders in compliance with contract terms and deadlines.
- Collaborates with internal stakeholders to ensure accurate and up-to-date financial and accounting records, including billings and collections.
OTHER DUTIES
- Monitors and manages client relationships and addresses challenges as needed.
- Builds and maintains relationships with local, state, federal agencies, utility providers, subcontractors, etc.
- Stays updated on market research, industry best practices, emerging technologies, and regulatory changes affecting commercial real estate development.
- Identifies opportunities for process improvements and implements best practices to enhance project delivery efficiency.
- May be on call to address delays, emergencies, bad weather, and other issues at the jobsite.
- Performs other duties as assigned.

- Provides leadership and direction to direct reports, including recruitment, training, and performance management.
- Sets clear expectations, goals, and priorities for team members and monitor their progress towards achieving them.
- Conducts regular one-on-one meetings with direct reports to provide feedback, support their professional development, and address any performance issues.
- Delegates tasks and responsibilities effectively, balancing workload and ensuring optimal utilization of team resources.

- Mentors and coach team members to enhance their skills, knowledge, and career growth within the company.

- Collaborates with other departmental managers and stakeholders to ensure alignment of department initiatives with broader organizational goals and objectives.
- Prepares performance evaluation documentation; reviews and conducts performance evaluation meetings.
- Reviews and approves associate’s timecards and manages time off requests
EDUCATION & EXPERIENCE
- Bachelor’s degree either in Construction Management, Civil Engineering, Architecture, or related field and/or 10 years of applicable field construction management experience (including supervisory skills) required; Master’s degree preferred.
- Professional certifications such as PMP, LEED, or similar credentials are preferred.
- OSHA30 certificate preferred.
- A minimum of seven years of progressive leadership experience in construction management, with a proven track record of successfully delivering complex projects on time and within budget.
- Extensive experience in real estate development and construction projects, including commercial, residential, or mixed-use developments.
- Experience in contract negotiation, financial management, risk assessment, and project planning and scheduling.
- Demonstrated experience in negotiating contracts and working with architects, engineers, contractors, and other stakeholders.
- Experience working with local municipalities, inspectors, utility providers, and officials.
- Demonstrated experience in negotiating contracts and working with architects, engineers, contractors, and other stakeholders.
KNOWLEDGE, SKILLS & ABILITIES
- Extensive knowledge in project management software, MS Office Suite, and other relevant tools. Yardi and Procore experience preferred.
- Extensive knowledge of construction processes, regulations, methodologies, codes, standards, compliance requirements, and regulations relevant to the industry/sector.
- Strong project management skills, including in-depth knowledge of project management principles, methodologies, and best practices, and the ability to plan, organize, prioritize, and execute multiple projects and initiatives within established timelines and budgets.
- Knowledge of contract risk management, as well as client-contract requirements and subcontractor requirements.
- Familiarity with AIA documents, change orders, purchase orders, variance purchase orders, and project accounting.
- Fundamental knowledge of labor laws and regulatory compliance.
- Strong leadership, communication, negotiation, and interpersonal skills, with the ability to inspire, motivate, and lead multidisciplinary teams.
- Strategic thinking, analytical mindset, and problem-solving abilities to address complex project challenges and deliver innovative solutions, with the ability to align development strategies and initiatives with organizational goals and priorities and anticipate future development needs and opportunities.

In-office environment:

Jobsite environment
- Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking on uneven terrain, climbing ladders, reaching, bending, crawling through confined spaces, or stretching to reach elevated spaces.
- Must adhere to company safety policies and industry standards for personal protective equipment (PPE) when on site.
- Occasionally required to lift and/or move up to 50 pounds.
- Exposure to characteristic construction site dangers.
- Local travel will be required between project locations to ensure effective coordination and management of construction activities.
- Occasional domestic overnight travel to various job sites, client meetings, industry conferences, and other business-related events may be required. Travel frequency will vary based on project demands and business needs.
