Our client is seeking a dynamic and experienced Director of Project Management to lead efforts in multi-family residential property restoration, asset preservation, and value-add initiatives. The ideal candidate will have a strong background in construction management, project planning, and team leadership, with a proven track record of successfully managing complex projects within the real estate industry.
Project Planning and Execution:
- Develop comprehensive project plans, scopes of work, timelines, and budgets for multi-family residential property restoration, preservation, and value-add projects.
- Oversee all phases of project execution, ensuring adherence to timelines, quality standards, safety, and budgetary constraints.
- Coordinate with direct reports, internal teams, external contractors, architects, stakeholders, and engineers to ensure seamless project delivery.
Budget and Cost Management:
- Establish and manage project budgets, closely monitoring expenses and identifying opportunities for cost savings.
- Negotiate contracts with vendors and contractors to secure competitive pricing and favorable terms.
- Implement cost control measures to optimize project profitability while maintaining quality standards.
Team Leadership and Development:
- Lead a team of project managers, construction field supervisors, and support staff, providing guidance, mentorship, and support as needed.
- Foster a collaborative and results-driven culture within the project management team, encouraging innovation and continuous improvement.
- Conduct regular performance evaluations, provide constructive feedback, and identify opportunities for professional development and growth.
Stakeholder Communication:
- Serve as the primary point of contact for stakeholders, including investors, property owners, and tenants, providing regular updates on project status, milestones, and any potential issues or challenges.
- Facilitate effective communication between internal and external stakeholders to ensure alignment on project goals, priorities, and expectations.
Risk Management and Compliance:
- Identify and mitigate potential risks and obstacles that may impact project delivery or success.
- Ensure compliance with relevant regulations, codes, and industry standards throughout the project lifecycle.
- Implement robust safety protocols and procedures to maintain a safe working environment for all project stakeholders.
Qualifications:
- Bachelor's degree in construction management, engineering, architecture, or related field preferred, or equivalent experience.
- Minimum of 5 years of experience in directing a team of project management professionals within the real estate or construction industry, with a focus on multi-family residential properties. (NO NEW BUILD CONSTRUCTION)
- Experience must be on Cap X projects.
- Strong leadership skills with the ability to inspire and motivate cross-functional teams to achieve project objectives.
- Excellent communication and interpersonal skills, with the ability to effectively interact with stakeholders at all levels.
- In-depth knowledge of construction methods, materials, and building codes/regulations.
- Proficiency in project management software and tools (e.g., Microsoft Project, Procore, Primavera).
- PMP certification or equivalent is a plus.
Located in Houston, but open to individuals located in Dallas, Atlanta or Central Florida.

Travel - 30 to 40%. If not in Houston travel 60%.
