The Preconstruction Manager is responsible for overseeing and managing all preconstruction activities related to concrete projects. Key Responsibilities:
1. Estimating and Budgeting:
- Prepare detailed cost estimates for concrete projects, including materials, labor, and equipment.
- Analyze project requirements and develop accurate budgets.
- Identify and assess potential risks and develop contingency plans.
- Maintain and update estimating databases and tools.
2. Bid Preparation and Proposal Development:
- Prepare and submit bid proposals for concrete projects.
- Coordinate with subcontractors and suppliers to obtain competitive pricing.
- Review and negotiate contracts with clients and subcontractors.
- Conduct thorough analysis of bid documents and project specifications.
3. Project Planning and Coordination:
- Collaborate with architects, engineers, and other stakeholders to review project plans and specifications.
- Conduct site visits and assessments to gather necessary information for project planning.
- Develop and implement preconstruction strategies for concrete projects.
4. Quality Control and Compliance:
- Ensure that all estimating activities comply with industry standards, safety regulations, and company policies.
- Conduct quality control reviews to ensure accuracy and completeness of project documentation.
5. Client and Stakeholder Communication:
- Maintain effective communication with clients, subcontractors, and team members.
- Provide regular updates on project status, including progress, challenges, and solutions.
- Address client inquiries and concerns in a timely and professional manner.
6. Scheduling and Resource Management:
- Develop preliminary project schedules and timelines.
- Assist in resource allocation planning, including personnel and equipment.
- Monitor and adjust schedules as necessary to meet project deadlines.
Qualifications:
• Bachelor's degree in Construction Management, Civil Engineering, or a related field (preferred).
• Minimum of 10 years of experience in concrete construction and preconstruction management.
• Strong knowledge of concrete construction methods, materials, and industry standards.
• Proficiency in construction estimating software and project management tools.
• Excellent organizational, analytical, and problem-solving skills.
• Strong communication and interpersonal skills.
• Ability to manage multiple projects and meet deadlines.
