Job Summary:
The Construction Manager is responsible for overseeing the construction component of real estate projects and assisting with various other aspects of the development process including site acquisition, feasibility analysis, planning & design, and stabilization. The Construction Manager will also have certain construction related responsibilities for the existing portfolio.
Duties and Responsibilities
- Assist with initial due diligence and feasibility analysis for potential development opportunities
- Review the specifications and design documents throughout the design process and ensure optimal constructability
- Work with design team to provide value engineering options
- Develop and maintain relationships with various general and sub-contractors
- Lead the general contractor selection process, preparing bid packages, requesting proposals/qualifications, coordinating responses to RFIs, leveling bids and negotiating contracts
- Serve as the owner’s representative, effectively coordinating and supervising design and construction personnel to ensure pro-forma development budgets, underwriting, schedules, construction quality, and standards are achieved
- Manage coordination of owner supplied items during construction
- Lead OAC meetings
- Ensure RFI responses and submittals are addressed in a timely manner
- Review all change orders and schedule revisions and make recommendations to senior staff
- Coordinate preparation of monthly payment applications and draw request, working with the Accounting Department to ensure project funding occurs on schedule
- Prepare project status, financial and compliance reports
- Lead problem solving efforts when issues arise during construction
- Manage project close out, including securing warranties, guarantees, and acceptance of work
- Address warranty/workmanship issues that arise following completion of construction
- Complete special projects as assigned
Qualifications
- Bachelor's degree
- 8+ years of experience in construction management with a track record of prior successful projects
- LIHTC/affordable housing development experience preferred
- Highly proficient in MS Excel, Project, Word, and PowerPoint
- Highly driven and hard working with a strong sense of personal responsibility and ownership of work product
- High level of attention to detail with strong organizational, prioritization, and time management skills
- Knowledge of estimating, construction costs, scheduling, purchasing, and engineering
