ABOUT THE ROLE
The role of the Asset Management Associate is to partner with internal LogiPropCo teams and investors to support the firm’s business plan objectives while contributing to maximizing the value of the portfolio of assets. The role will assist with the analysis of the assets/fund, conduct market research, investor communications and provide best-in-class reporting.
Specific responsibilities include:
- Conduct market research, analysis and maintain subject matter expertise on assets within assigned submarkets
- Participate in the development and execution of the property level business plans in conjunction with the Financial Planning & Analysis team and work closely with senior management to manage and optimize the existing asset portfolio
- Develop forward looking financial models that track performance and returns, including performing asset analyses, financing evaluations, and portfolio-level analyses of performance, diversification, risk, etc.
- Prepare best-in-class monthly, quarterly, and annual internal/external reports, which includes obtaining information from internal teams, and updating applicable excel documents and fund models
- Assist with internal/external quarterly asset valuations
- Help manage relationships with investors and assist in providing ad hoc and recurring updates
- Coordinate with internal teams to collect and analyze information
- Review and abstract leases identifying key information and tenant vs. landlord responsibilities
- Liaise with Accounting to ensure timely payment of invoices, including property taxes
- Assist with the selection and supervision of 3rd party property management and real estate tax advisory firms for assigned markets/projects
- Independently oversee and track 3rd party property manager required reporting/annual inspections
- Assist Head of ESG with annual utility data collection from Tenant’s via 3rd party management
- Review annual budgets with AM, including providing prior year variance comparisons and developing a strategic plan for the entire regional industrial portfolio.
The ideal candidate will have:
- Bachelor's degree in Finance, Accounting, Real Estate, Economics or a related field
- Two to five years of finance, private equity, or real estate analytical experience preferable within the industrial asset class
- Superior analytical, quantitative, writing, and technical/computer skills with proficiency in Excel and PowerPoint, including the ability to build and modify formulas and models for a variety of investments, joint ventures, and fund structures.
- Argus Enterprise experience is a plus
- Time management, organizational skills, and exceptional attention to detail
- Broad understanding of real estate and/or development
- Strong interpersonal and communication skills; ability to interact positively with team members, joint venture partners, and other teams within LPC in a confident and professional manner
- Intellectual curiosity, positive “can do” attitude, and desire for personal development
