Position Overview:
The role involves collaboration with architects, clients, business development, and operations teams to ensure a clear understanding of project objectives, schedules, and other pertinent details. The Estimator will be responsible for developing hard bids or negotiated work pricing proposals, obtaining cost information from reliable subcontractors and material suppliers, and maintaining contact with subcontractors to ensure an adequate supply of subcontractors and materials for upcoming projects.
What You Will Be Doing:
- Review plans and architectural drawings; prepare quantity take-offs for assigned projects.
- For negotiated work, conduct a thorough review of plans and drawings. Identify any omitted items and ensure they are included in the overall estimate to represent the full scope of the project.
- Solicit subcontractor bids for assigned commercial projects.
- Review and analyze bids for compliance with project specifications, price, material quality, insurance, wages, and other related items. Discuss and resolve any questions with subcontractors before submitting the final estimate.
- Stay updated on trends and changes in construction codes to ensure complete bids from subcontractors and material suppliers.
- Develop scope-specific inclusion worksheets and track completion by bidding subcontractors.
- Utilize appropriate software programs to calculate, record, and track estimates. Maintain proficiency in using software to optimize job performance.
- Compute cost factors and prepare estimates for management purposes, including planning, organizing, scheduling work, preparing bids, selecting vendors or subcontractors, and determining cost-effectiveness.
- Consult with clients, vendors, or other individuals to discuss and formulate estimates and resolve issues.
- Interface with other individuals in the organization to secure support and commitment to the cost estimates.
- Organize and manage a centralized cost estimating database and a formal process to support cost estimating, ensuring historical data is utilized.
- Analyze completed projects to compare estimated costs to actual costs and determine the reasons for any discrepancies.
- Provide recommendations for improving cost estimating procedures to reduce future discrepancies between estimated and actual costs.
- Identify cost trends to assist management in cost reduction and process improvement efforts.

- **Financial Analysis:** Ability to understand and analyze construction cost and financial data, using it to make accurate change orders, project schedules, general conditions, and other business decisions.
- **Interpersonal and Negotiation Skills:** Strong capability to build solid working relationships with subcontractors, vendors, and internal staff, effectively communicating data and arguments to achieve desired outcomes and seek win-win solutions.
- **PC Skills:** Experience with office productivity tools such as Word, Excel, and MS Project. Proficiency in estimating and construction project management software such as Take Off, Bluebeam, Destiny (or equivalent), Building Connected, and competency with Excel formulas.
- **Self-Starter:** Ability to accomplish work independently, acting based on urgency, client needs, and the firm's requirements without close supervision.
- **Time Management:** Success in meeting established deadlines and effectively multitasking using time management tools and techniques.
Must Haves:
- Bachelor's degree in construction engineering, construction management, mechanical engineering, electrical engineering, or a related field.
- Over 5 years of experience in estimating within the commercial construction sector.
- Well-developed skills in estimating, communication, financial analysis, budgeting, purchasing, negotiation, and computer use.
- Comprehensive knowledge of all construction systems and disciplines to complete cost estimates independently.
