As a Development Manager, you will be exposed to all parts of the development lifecycle from acquisition and due diligence to design and entitlements through permitting, construction and delivery of the occupiable space. Your initial focus will be a on design, permitting and construction management of a large scale lab project in the bay area. However, since we are a small team we will expect the Development Manager to wear many hats, learn and implement new skills and work on multiple things at one time. Whether it is an adaptive re-use or ground up development, the Development Manager will shepherd the project with careful attention to detail while meeting design, cost, and timeline goals.

Required Experience
- BA/BS required
- 5+ years of experience in the commercial real estate environment (Investment firm, Development Firm, Construction Firm, etc.)
- 3+ years of experience with entitlements, permitting and construction management
- Excellent project management skills
- Strong financial background with knowledge of real estate

Responsibilities
- Manage downstream design-build contractors and upstream Clients/Owners with alignment
- Manage construction projects of all sizes and complexities
- Track and report on project financials including budgets and cash flows
- Handle project invoices, change orders and other costs
- Oversee project designs, ensuring that the design reflects the Owner’s needs while staying on schedule and under budget
- Solicit bids, negotiate and contract design and construction consultants/contractors of various sizes and skill requirements
- Serve as the expert and key point of contact for the projects you are managing
- Organize projects by maintaining thorough meeting minutes, follow-up emails, and structured file systems
- Provide and support sound financial decision-making
- Anticipate project issues and address them proactively
- Lead project consultants and foster a collaborative project team
- Monitor critical path items on project schedules to ensure timely completion
- Develop and implement standardized processes to create best practices across the organization
- Lead entitlement strategy, from concept design through public hearings and final approvals
- Lead the permit approval process
- Analyze site conditions, quantify potential risks, develop mitigation strategies, and recommend development options
- Communicate extensively with all project stakeholders and escalate issues when necessary
- Assist with company-wide tasks such as accounting, social media, marketing, and financial forecasting
- Proactively seek business opportunities to help grow the company
- Manage the intersection of financial requirements, architectural goals, and construction timelines to drive project success
- Assist with hiring and managing your own team
