Summary:
We are looking for a Property Manager who will be responsible for overseeing all aspects of all properties, including maintenance and upkeep of various commercial properties and tenant satisfaction.
Duties and Responsibilities:
• Manage and maintain properties by advertising and filling vacancies, negotiating and enforcing leases, and maintain/securing the premises
• Arrange and negotiate contracts for maintenance, trash removal, landscaping, security, and other ongoing service; all while managing disputes with these service providers as needed
• Investigate and resolve property complaints, tenant issues, rental violations, planning renovations, and scheduling with landscapers and other relevant personnel
• Establish rental rate by surveying local rental rates and calculating overheard costs, depreciation, taxes, and profit goals
• Prepare and manage annual budgets, including CAM charges for tenants
• Conduct CAM reconciliations, reviewing and verifying expenses against budgeted amounts to ensure accuracy
• Provide detailed CAM reconciliation reports to tenants, addressing any inquiries and maintaining positive tenant relations
• Collaborate with the accounting team to ensure timely billing and collections of CAM charges
• Collect rent and other property fees from tenants or other responsible individuals
• Facilitate and execute evictions as a result of policy violation(s)
• Ensure that property expenses are paid, including but not limited to taxes, mortgages, payroll, insurance premiums, and maintenance costs
• Manage tenant occupancy
• Develop and execute a property’s preventative maintenance plan
• Schedule and execute property upgrades and maintenance
• Inspect properties and arrange for repairs and new materials as required
• Meet with potential tenants to present the property and asses/screen their applications
• Advertise vacant properties
• Manage the safety of the property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies
• Prepare reports by collecting, analyzing, and summarizing date/trends
• Manage the staffing of properties
• Other duties as assigned
Qualifications and Experience:
• 3-5 years’ experience in real estate or sales in commercial property, required
• High school diploma, GED, or equivalent
• Bachelor’s degree or equivalent experience preferred
• Proficiency in CAM Reconciliation
• Solid knowledge of office software such as Microsoft Outlook, Excel, and Word
• Willingness to travel to various locations of commercial properties, and to meet with tenants/applicants
• Familiarity with applicable local, state, and federal laws and regulations
• Must have high level of organization, attention to detail, and ability to negotiate
• Must be motivated for sales, attentive by listening, demonstrate professionalism, and have clear communication
