They are seeking a Financial Analyst / Underwriter to join our team and play a critical role in underwriting and analyzing potential acquisitions in the self-storage space. The ideal candidate will be highly analytical, detail-oriented, and passionate about real estate investing, with a strong understanding of financial modeling and risk assessment.
Key Responsibilities:
Financial Modeling & Analysis: Develop, maintain, and update complex financial models to evaluate self-storage acquisition opportunities, including pro forma cash flow projections, sensitivity analysis, and return on investment (ROI) metrics.
Market Research & Due Diligence: Conduct in-depth market research and due diligence on self-storage assets, including local market conditions, competition, occupancy trends, rental rates, and demographic factors.
Underwriting: Perform comprehensive underwriting on potential self-storage acquisitions, ensuring alignment with the company's investment criteria and risk tolerance. Analyze property financials, operational data, and market comparables.
Risk Assessment: Identify key financial and operational risks in potential investments and develop strategies to mitigate these risks. Prepare and present risk-adjusted investment recommendations to senior management.
Investment Memorandums: Assist in preparing detailed investment memorandums and presentations to support internal decision-making and investor communications.
Collaboration: Work closely with the acquisitions, asset management, and finance teams to ensure a smooth transition from deal underwriting to post-acquisition operations.
Transaction Support: Assist in structuring deals, negotiating purchase terms, and coordinating the closing process with legal and operational teams.
Qualifications:
Bachelor's degree in Finance, Real Estate, Economics, or a related field. An MBA, CFA, or other advanced qualifications are a plus.
2+ years of experience in real estate financial analysis or underwriting, preferably with a focus on self-storage assets or other commercial real estate sectors.
- Experience working with Self-Storage assets
Proficiency in financial modeling and Excel, with a strong understanding of valuation methods such as discounted cash flow (DCF), internal rate of return (IRR), and net present value (NPV).
Knowledge of self-storage market dynamics, trends, and key performance indicators (KPIs) is highly desirable.
Experience with real estate underwriting software (e.g., Argus, RealPage, or other relevant tools) is a plus.
Strong analytical, problem-solving, and decision-making skills, with keen attention to detail.
Ability to work in a fast-paced environment and manage multiple projects simultaneously.
Excellent written and verbal communication skills, with the ability to present complex financial data to non-financial stakeholders.
