Macdonald & Company is proudly partnered with a national real estate developer & investor to appoint a Senior Property Manager in Phoenix, AZ.
The firm have 35-year track record within the Commercial Real Estate market, with their current AUM exceeding 2MM sqft. The group develops ground-up real estate on behalf of retail clients, as well as developing and investing in their own projects across both retail and multifamily/residential assets.
They are now seeking to appoint a Property Manager or Senior Property Manager who will oversee assets across Phoenix and surrounding regions, as they strive to provide a quality service to their tenants and improve the performance of their assets.
The Position
As a Property Manager/Sr. Property Manager, you will be responsible for oversight of the day-to-day operations of ~6 retail assets within the local portfolio. You will work closely with Accounting, Finance, Marketing and Leasing, and Construction Teams to preserve asset value and maximize property performance in accordance with the company's investment strategy. The Property Manager contribute to overall property management procedures to maintain and improve the retail portfolio.
Core Responsibilities
- Enforce leases and property documents: Ensure compliance with property leases and associated documents.
- Rent collection: Collect rents and charges as per lease agreements.
- Property inspections: Conduct regular inspections to maintain aesthetic quality and identify maintenance needs.
- Marketing collaboration: Work with Marketing and Leasing to ensure vacant suites are clean and well-presented for potential tenants.
- Vendor access: Facilitate access to vacant suites for vendors and prospective tenants.
- Vendor management: Gather quotes, manage contracts, and communicate with vendors for assigned properties.
- Insurance management: Keep updated Certificates of Insurance for tenants and vendors.
- Maintenance logs: Maintain logs for HVAC, fire panels, and backflow testing.
- Tenant buildout supervision: Oversee tenant buildouts and assist the Construction Team as needed.
- Maintenance calls: Handle maintenance inquiries and coordinate with contractors and tenants.
- Tenant turnover: Complete the turnover process for new tenants.
- Lease abstraction: Input lease abstracts within five days of execution.
- Incident tracking: Track property incidents and insurance claims.
- Accounting collaboration: Collaborate with the Accounting Team during month-end processes, prepare budget notes, and monitor tenant receivables.
- Budget responsibilities: Manage annual budgets and reforecast updates.
- Invoice approval: Approve site-level invoices promptly.
- Tenant correspondence: Manage all written and verbal communication with tenants.
- Tenant files management: Set up and maintain tenant files and directories.

- 5+ years of property management experience, specifically overseeing retail assets
