Summary:
We are looking for an Assistant Property Manager who will be assisting with the responsibility of overseeing aspects of all properties, including maintenance and upkeep of various commercial properties and tenant satisfaction.
Duties and Responsibilities:
• Assist in managing all aspects of a building’s/property’s occupancy and maintenance
• Inspect property conditions and determine/coordinate maintenance as necessary
• Manage budgets, accounts, rent collections, and tenant notices
• Design, create, and distribute marketing materials to attract new tenants
• Maintain organized and updated tenant files and records
• Report any/all problems or issues to the Property Manager
• Communicate with tenants regarding property-related issues, including but not limited to facility maintenance and repairs
• Process applications and conducts credit checks
• Coordinate with vendors and employees to arrange for trash removal, maintenance, landscaping, security, and other services
• Collect monthly fees and maintains records of payments and rental activity
• Collaborate with the Property Manager to produce advertising materials, meet with prospective tenants to show properties, conduct interviews, receive rental applications and explain terms of occupancy
• Assist in conflict resolution for complaints, disturbances, and violations
• Comply with laws in regards to renting and advertising
• Other duties as assigned
Qualifications and Experience:
• 2-3 years’ experience in real estate or sales in commercial property, required
• Proven work experience as an Assistant Property Manager or similar role
• Working knowledge of industry standards and regulations
• Excellent communication skills, both verbal and written
• Strong organizational and time management skills
• Excellent interpersonal and conflict resolution skills
• High school diploma, GED, or equivalent
• Bachelor’s degree or equivalent experience preferred
• Must have excellent communication, organizational, time management interpersonal, and conflict resolution skills
• Solid knowledge of office software such as Microsoft Outlook, Excel, and Word
• Willingness to travel to various locations of commercial properties, and to meet with tenants/applicants
• Familiarity with applicable local, state, and federal laws and regulations
• Must have high level of organization, attention to detail, and ability to negotiate
• Must be motivated for sales, attentive by listening, demonstrate professionalism, and have clear communication
