Associate Capital is looking for a dynamic, MEP Project Manager to support our flagship, San Francisco megaproject – Power Station. It’s the perfect time to join us. We have a fully entitled, 29-acre waterfront site with infrastructure well underway. We broke ground on our first building (100% affordable housing) in Q4 2023. We are simultaneously developing a 300,000 sq ft, build-to-suit commercial building for an institutional life science user that will remain under development and construction for the next 5+ years. We anticipate $500M+ in construction volume over the next few years, and the future looks bright for Power Station’s remaining twelve buildings, which will be developed over the next decade.

About Our Work:
Power Station sits on the largest privately held, waterfront development parcel in San Francisco. It is nestled among other large projects that are collectively transforming the city’s eastern waterfront (e.g., Mission Rock, Pier 70). We are developing a vibrant, urban ecosystem with 5.4M sq ft of new residences, office, life science and thoughtfully curated retail, all interspersed with 7 acres of green parks and open space.
How did we get here? The power plant was decommissioned in 2011, and the site was acquired by Meg Whitman’s family office in 2016. We fully entitled the site with unanimous approval in 2020 and started horizontal/infrastructure construction in early 2021. These milestones were achieved in record time in the City of San Francisco. Today the site is fully demolished, remediated, excavated and graded, with extensive street improvements underway. We have constructed a state-of-the-art sea wall and stabilized our historic power structures. A 105-unit, 100% affordable housing building is under construction. A 300,000 sq ft+ life science building is under development, along with an interim waterfront park. Both are expected to break ground in 2025.
Position Summary:
We are seeking a highly skilled and experienced life science MEP Project ----Manager to join our dynamic team, in a full-time role. The ideal candidate will play a critical role in ensuring that Mechanical, Electrical, and Plumbing (MEP) systems are designed, installed, and maintained to the highest standards, particularly in life science facility settings. The MEP Project Manager will lead efforts to meet stringent regulatory requirements, oversee project execution, and drive operational excellence. The candidate should possess a discerning eye for detail, exceptional design skills, and the ability to develop/implement timely solutions.
Your spheres of responsibility include:
Design Collaboration:
Collaborate with the project team, design team, vendors and consultants to ensure MEP systems adhere to the specific needs and stringent regulations of healthcare facilities, encompassing patient care areas, laboratories, and support spaces.
Lead the review and approval of MEP design drawings, specifications, and documentation to guarantee alignment with project requirements, healthcare facility regulations and codes, and industry standards.
Procurement and Coordination:
Strategically coordinate with general and subcontractors, vendors, and suppliers to oversee the procurement process of materials and equipment essential for MEP system installations.
Implement and enforce procurement strategies to ensure quality and value engineering.
Installation and Testing:
Lead the oversight of MEP system installation and testing processes to ensure adherence to quality, safety, and performance standards.
Establish and enforce rigorous testing protocols and quality assurance measures.
Site Inspection and Issue Resolution:
Conduct comprehensive site inspections regularly to monitor MEP work progress, proactively identify potential issues, and implement timely corrective actions.
Utilize advanced problem-solving skills to address and resolve any design conflicts, changes, or issues arising during construction.
Project Management:
Expertly manage MEP project schedules, budgets, and resources to ensure timely completion within financial constraints.
Drive project milestones and deliverables through meticulous planning and resource allocation.
System Integration:
Ensure seamless commissioning and integration of MEP systems with other building systems to optimize overall performance and efficiency within schedule constraints.
Develop and implement strategies for system interoperability and operational synergy.
Technical Expertise and Guidance:
Provide technical expertise and guidance to project stakeholders on best practices for MEP systems design, installation, and maintenance.
Continuously update and disseminate knowledge on the latest industry trends, technologies, and regulatory changes.
Qualifications:
- Bachelor’s degree in mechanical engineering, electrical engineering, or related field, plus professional engineering license preferred.
- 10+ years’ experience in MEP management on healthcare/clinic/lab design and construction projects, ideally with experience in the City of San Francisco.
- In-depth knowledge of MEP systems design, installation, and commissioning processes in healthcare/clinic/lab facilities, including proficiency in MEP design software and tools and familiarity with healthcare facility regulations, codes, and standards, such as OSHPD, NFPA, ASHRAE, and ASHE guidelines. Previous experience working on LEED or sustainable healthcare projects is a plus.
- Strong project management skills, including the ability to manage multiple tasks and priorities simultaneously.

Location:
Associate Capital’s office, currently on-site at Power Station. In-person work is required every business day for this role. Lunch is served on Mondays and Thursdays (at minimum). Thoughtfully curated snacks and drinks are always available. Occasional travel may be required.
Compensation & Title:
Compensation and title based on experience. Annual base salary range of $175,000-$225,000 based on experience, plus potential for bonus.
