A dynamic and fast-growing private equity real estate development firm focused on delivering high-quality mid-rise multifamily projects across Southeast Florida. The group are looking for an experienced Construction Manager with mid-rise / high-rise Multifamily projects. You will be responsible for overseeing the entire construction process of one of their developments based in Fort Lauderdale, from pre-construction through to final handover.
Key Responsibilities:
- Project Leadership: Oversee all aspects of the construction process for mid-rise multifamily projects, ensuring that construction is executed efficiently and in line with the project scope, timeline, and budget.
- Schedule Management: Develop, maintain, and update the construction schedule, ensuring that all milestones are achieved on time. Proactively address and resolve any delays or schedule issues.
- Budget Oversight: Manage project budgets, track expenses, and ensure that projects are completed within financial parameters. Work with the project manager to track costs and approve change orders.
- Team Coordination: Supervise and coordinate all on-site construction activities, including managing subcontractors, labor forces, and vendors. Ensure that all workers follow safety guidelines and company protocols.
- Quality Control: Ensure that construction work meets the highest quality standards and complies with local building codes, zoning regulations, and project specifications. Perform regular site inspections to identify and address any quality or compliance issues.
- Safety Management: Lead and enforce safety protocols, ensuring that the job site complies with OSHA standards and that workers are properly trained and equipped.
- Problem-Solving: Address and resolve any on-site issues, including those related to materials, labor, and unforeseen challenges, while minimizing project disruptions.
- Stakeholder Communication: Provide regular updates to senior management, the project team, and external stakeholders regarding project progress, challenges, and solutions. Lead meetings with contractors and other key personnel to ensure alignment.
- Risk Management: Identify potential risks to project timelines, budgets, or quality and work proactively to mitigate these risks before they impact the project.
- Handover and Closeout: Manage the final inspection process, resolve any remaining issues, and ensure a smooth handover of the completed project to the client.
