BUILDING ENGINEER – HOUSTON, TX
We are actively seeking a skilled and dedicated Building Engineer to collaborate closely with our property management team. This role involves implementing and upholding energy management strategies, preventive maintenance programs, quality standards, and operational goals for our esteemed third-party clients.

WHAT YOU’LL DO
- Manage inventory control programs and systems to ensure the availability of parts and supplies.
- Administer all necessary services to preserve and improve property value, operational efficiency, and physical appearance.
- Provide prompt and courteous responses to tenant work order requests within established guidelines.
- Maintain ethical, professional, and respectful relationships with Property Staff, vendors/contractors, peers, and tenants.
- Assist in ensuring compliance with company, regional, and regulatory policies, including City, State, and Federal OSHA safety and environmental laws, codes, standards, and regulations.
- Perform all maintenance activities safely.
- Respond appropriately to and assist emergency response personnel as required during duty or on-call hours.
- Ensure compliance with emergency procedures for each property in collaboration with local jurisdiction and property management guidelines.
- Operate, maintain, and repair mechanical, electrical, plumbing, and HVAC equipment per manufacturer’s specifications, including 1.) Pumps - annual inspections, greasing of bearings, alignments 2.) Chillers - annual inspection, tube cleaning, safety controls 3.) Boilers - annual inspections, fan bearings, lubrication, safety controls 4.) Air Handling Units - filter replacement, coil cleaning, bearing lubrication, maintenance of equipment room conditions, and inspection of controls operation 5.) Air Compressors - filter cleaning, oil checking and changing, inspection of control and safety operations.
- Monitor and adjust mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment to maintain optimal building environments.
- Monitor and adjust HVAC and related equipment to meet established operating criteria as per supervisor and/or manufacturer’s specifications, including 1.) Chillers, chilled water, and reheat systems 2.) Building environmental controls including thermostats, cold deck regulators, fresh air and exhaust systems, duct dampers and splitters, damper motors, belt and pulley adjustments, HVAC machinery start and stop, building automation control systems
- Perform repairs, preventative maintenance, and replacements of building components, including 1.) Building furnishings - door handles, hinges, closers, curtain wall glass and gaskets, ceiling tile, cove base, miniblinds, floor and wall coverings 2.) Plumbing - restroom fixtures, drain unblocking 3.) Electrical - lights, lighting ballasts, wall receptacles, switches, circuit breakers, mechanical parts such as fuses and starters, magnetic starters, control components, emergency generators, and emergency power distribution. 4.) A/C controls - thermostats, cold deck sensors/controllers.
- Take initiative in addressing property or tenant issues and special needs.
- Manage multiple projects effectively.
- Document and report activities using Yardi Facility Manager.
- Maintain operation logs and files as required, including 1.) Central plant operations 2.) Chemical consumption logs 3.) Equipment or operation inspection logs specific to assigned properties.
WHAT YOU’LL BRING
- High School Diploma or G.E.D
- 3-5 years of relevant experience
- Fire warden training and lockout/tagout hazardous energy control
- Basic ability to interpret mechanical and electrical blueprints
- Intermediate proficiency in Word, Excel, Outlook, and Yardi
- Strong communication and customer service skills
- Ability to pass a pre-employment background check
- Willingness to work extended hours and on-call duties as required
- Ability to maintain excellent attendance and punctuality
License & Certification
- Engineer License
- 10 hours of OSHA training
- 16 hours of Asbestos Operations & Maintenance; certificate
- CFC 608 Universal Certification
This position requires availability during business hours (7:00 am to 4:00 pm) with the willingness to work overtime as needed.
