Our client is a commercial real estate investment company that primarily invests in acquisitions in Texas across a broad spectrum of asset types. The firm’s founders have worked together for over 17 years and have collectively acquired or developed approximately 40 properties totaling $800M in value.
Position
The Vice President of Investments will be tasked with managing the company’s entire deal funnel and support building an acquisitions platform focused on direct equity investments across multiple property types and structures. The Company is targeting underwriting 15-20 transactions monthly to close one deal per month. The VP will work closely with the founders and junior employees. Approximately 75% of the role will be focused on managing the firm’s deal pipeline and 25% will be focused on sourcing new opportunities.
Responsibilities
- Lead a deal team in underwriting transactions, including supervising analysts and junior staff, ordering, and reviewing third-party diligence, and coordinating with third-party legal counsel.
- Source, originate, and structure investments across multiple product types and markets.
- Present investment opportunities to investment committee.
- Develop and maintain relationships with brokers, developers, owners and investors.
- Develop, maintain and run complex financial models (DCF, pro-formas, budgets, etc.) on existing assets and/or acquisitions/development projects using Microsoft Excel and Argus
- Conduct market research and analyze market data including market occupancy, rental rates, demographics, competitor positioning and economic information
- Conduct all aspects of due diligence including, writing business plan, analyzing market area, tenant credit - financials, & 3rd party reports
- Interface with general partners, property managers, corporate finance, lenders, investment brokers, accountants, tax experts and attorneys.
- Prepare various acquisition and strategic analysis reports that reflect current acquisition activity and market trends.
Qualifications
- Experience as a Senior Associate, or higher in Private Equity (PE) with 6-12 years of experience, preferably from a high-volume deal flow PE firm with a well-known name.
- Real Estate fund experience is required.
- Experience in development is not necessary but is considered a plus.
- Strong educational pedigree from a notable school with preference on MBA.
- Proven track record originating, underwriting, and structuring relevant commercial real estate investments.
- Strong relationships or ability to create relationships with commercial and investment banks, real estate brokers, owners, developers, investors, and finance companies.
- Strong credit, structuring, and underwriting experience in commercial real estate.
- Proficiency in Microsoft Office Suite, especially Excel and Argus.

- Strong analytical skills and ability to quickly identify strengths and weaknesses of an investment to efficiently pre-screen transactions that contain attributes suitable for the company’s investment strategy.
