Job Summary:
The Assistant Project Manager will be responsible for assisting the Project Manager with all aspects of the project, from preconstruction to completion. As a key team member, the Assistant Project Manager will work and report to the Senior Project Manager. The ideal candidate is organized, skilled in residential condominiums, has meticulous quality orientation, and has proven problem-solving abilities.

Your contributions will directly influence the timely and budget-conscious delivery of these high-profile projects, ensuring they meet the highest standards of design, quality, and luxury.
You will be at the forefront of coordinating and executing projects that set new benchmarks in luxury living, from overseeing the construction process to collaborating with design teams and managing critical communications between stakeholders. The work you do will be instrumental in realizing the vision of creating unparalleled residential experiences that reflect innovation, top-tier craftsmanship, and state-of-the-art amenities.
Responsibilities:
- Support the Senior Project Manager in coordinating documentation for all project phases: preconstruction, construction, and closeout.
- Maintain construction documentation, including logs, reports, directories, and city/code-required documents.
- Assist in ensuring construction work complies with contract requirements and project schedules, and report field issues to the Project Manager or Superintendent.
- Process RFIs, change orders, and submittals.
- Communicate effectively with construction manager, architects, consultants, and subcontractors.
- Coordinate bid documents and subcontractor bid invitations.
- Assist with estimating and reviewing subcontractor proposals.
- Assist with managing the budget.
- Coordinate closeout documentation and as-built drawings at project completion.
- Perform duties both onsite and in the office.

- Create, organize, and maintain project documentation in Word, including contracts, change orders, meeting minutes, and punch lists, ensuring all documents meet formatting and compliance standards.
- Use Bluebeam for markup and review of construction drawings, RFIs, and submittals. Collaborate on document revisions and ensure version control throughout the project lifecycle.
- Perform accurate takeoffs using Bluebeam or similar software to support the estimating process and verify subcontractor proposals.
- Coordinate project schedules, RFIs, submittals, and daily logs using construction project management platforms to streamline communication and ensure up-to-date tracking of all project tasks.
- Monitor and enforce strict adherence to quality standards on-site, ensuring that workmanship meets the project’s design specifications and code requirements.
- Identify potential project risks and assist in developing strategies to mitigate them, ensuring minimal disruption to project timelines and budgets.
- Experience managing multiple projects simultaneously, prioritizing tasks, and allocating resources to meet deadlines efficiently.
Requirements:
- Bachelor’s degree in construction management, Civil Engineering, architecture or a related field.
- A minimum of 2 years of proven experience as an Assistant Project Manager in a residential condominium development, with a track record of successful project delivery.
- Strong knowledge of construction processes, building codes, and regulations.
- Proficient in construction project management software and tools.
- Excellent organizational and time management skills, with the ability to prioritize tasks effectively.
- Exceptional communication and interpersonal skills to effectively collaborate with diverse team members and various parties that are involved in a Manhattan condominium development.
- Effective problem-solving and decision-making abilities, with a focus on finding practical and innovative solutions to keep the project moving forward per the schedule.
- Ability to work well under pressure and meet tight deadlines.
- Utilize Excel for in-depth data analysis, including the creation of pivot tables, charts, and graphs to visualize project timelines, budget allocations, and construction progress.
- Familiarity with Procore, PlanGrid, or similar project management tools for real-time project tracking and collaboration.
- OSHA-10 required, OSHA-30 certification is preferred
