Very attractive opportunity for an experienced Senior Commercial Property Manager / Commercial Property Manager responsible for the oversight of commercial assets near the Hackensack, NJ area.
Commercial Property Manager / Senior Commercial Property Manager Responsibilities:
- Implementation of property business plan for each asset within portfolio
- Develop the annual operating and capital budgets
- Commercial Property Manager handles some financial reporting
- Establishes excellent tenant and vendor relationships
- Oversees capital improvements
- Lease familiarity related to CAM expenses, services, lease obligation of tenant/owner, and review and approval of tenant alterations
- Review and approval of invoices and purchase orders
- As senior property manager / commercial property manager, responsibilities include negotiation and administration of contracts for services and goods
- Property inspections, noting any deficiencies
- Lead strategies for conservation and management of energy usage
- Partner with other departments such as construction, accounting, etc.
- Maintain a current database of tenant-required maintenance contracts
- Maintain timely and ongoing communication with all service partners to positively influence the quality of work and adherence to contract specifications
- Manage, mentor, and motivate staff
- Perform other duties as assigned
- Provide outstanding customer service
Qualifications of Commercial Property Manager / Senior Property Manager
- 5+ years of successful commercial property management experience
- Solid computer skills that include Excel and Property Management Software (Yardi is a plus)
- Bachelor's Degree
- A successful track as a commercial property manager / senior property manager with experience overseeing commercial properties
